Job Description Summary

UBC Energy and Water Services oversees the overall management of energy and water at the UBC Vancouver Campus, working within a mandate of fiscal efficiency, operational excellence, environmental sustainability and innovative demonstrations.

The Technical Specialist, Building Management System, assists the Manager, Building Management System overseeing the operation of the university s automated computer based building management system (B.M.S.) with special emphasis on the Centre for Interactive Research on Sustainability (CIRS) building. The B.M.S. functions primarily to control and monitor the operation of building heating, ventilating, air conditioning, and other systems to optimize energy use as directed by Operational Sustainability energy guidelines while maintaining satisfactory environmental conditions.

Organizational Status

The Technical Specialist, Building Management System reports to the Manager, Building Management Systems of the Energy and Water department. The BMS Technical Specialist may also receive direction from the Associate Director, UBC Sustainability Initiative (USI) and CIRS.

Work Performed

Oversees the operation and maintenance of computer based BMS, including client/server hardware and software, auxiliary control units, network devices, and all other components of an integrated system. The BMS Technical Specialist ensures that heating, ventilating, air conditioning (HVAC) and other systems under automated control are operated in accordance with defined control strategies to ensure established energy management guidelines.

Works with the BMS Manager to improve, develop and implement operating policies, procedures, and guidelines which give direction, maintain security requirements and accessibility levels, and provide an efficient, effective operation.

Works collaboratively with the Energy Conservation team to implement the Energy Management Plan, provides input on energy conservation and efficiency projects; assists in development of long-range plans for energy conservation and efficiency, campus energy standards, and policies and procedures designed to maintain an effective conservation program.

Reviews and/or develops energy management, HVAC BMS software programs that that result in sustained reductions in energy use while maintaining appropriate environmental conditions.

In conjunction with the BMS, Manager reviews new projects during all phases of design and construction to ensure that the necessary information is available, and efforts are coordinated, to satisfactorily complete jobs.

Liaises with users, provides advice, and expedites projects involving BMS and where Heating, Ventilating and Air Conditioning system is affected by B.M.S.; assists other staff in using BMS as a diagnostic tool.

Liaises with and provides support to the CIRS research community in regard to BMS related issues and demonstration projects.

Reviews and approves maintenance work requests for the BMS and its peripherals; determines the required scope of work and approves the associated costs; administers and co-ordinates the work of UBC personnel or contractors working on the B.M.S. This ensures that a high standard of workmanship is attained and that appropriate codes, regulations and safety standards are adhered to.

Liaises with contractors, consultants, suppliers in matters regarding the BMS and represents UBC in the testing, inspection and the commissioning of new construction work for BMS alterations or expansion.

Carries out studies, prepares reports and maintains system documentation and records related to system documentation.
