**Primary Job Functions**:
- Assist sales with quantity take-offs, budget preparation, defining the scope of work for new home construction, residential additions, residential renovations, commercial renovations
- Work with clients under construct to complete and approve project selections
- Work with the project manager to disseminate information about all project specifications and selections to the on-site team
**Essential Roles and Responsibilities**:
- Quantity take-offs with sales, budget creation, define scope of work for project contracts
- Work with clients, ensure all necessary project selections are completed 60 days prior to project start
- Work with pre-construction manager and client to complete all selections and approvals
- Prepare project documentation for distribution to the site team and project manager for procurement and project execution

**Success Looks Like**:
**Pre-Construction**:
- Thorough and accurate budgeting and estimates (quantity take-offs), trade pricing, vendor pricing with pre-construction manager for contract delivery. Completed in the timeline defined by the Pre-Construction Manager (PCM)
- Thorough and accurate definition of the scope of work for the construction contract
- Create ‘living selection document’ for each project
- Creating and following templates of selections for various projects: renovations, additions, exterior renovations, commercial renovations and residential new builds
**Contract/Pre-Project**:
- Assist client in organizing vendor meetings for project selections
- Participate in client/vendor meetings to record discussion and information
- Finalize and obtain client approval for all specifications and selections defined in the contract 60 days prior to project start
- Organize and maintain approved selections in the ‘living selection document’, Co-Construct and paper copy for the site team; for the project including but not limited to location, specification information etc.
- Deliver all final specification and selection documentation to the Project Manager prior to the project start
**Project Execution**:
- Assist project manager with necessary in-project quantity take-off, trade pricing, material procurement, document administration
