SUMMARY OF POSITION
Onsite superintendent of high-end condominium buildings in the downtown Montreal area. Committed to providing co-owners with the highest standards of service, building safety, and property maintenance, repair and upgrades possible.
The onsite superintendent is responsible for providing superior customer service while performing building and equipment inspections. Their mission is to ensure the proper function of all HVAC systems, plumbing, electrical, etc by ensuring preventative maintenance is performed by the appropriate outsourced RBQ certified suppliers, as needed. The superintendent is responsible for overseeing and contracting out said work in a professional and businesslike manner.

PRINCIPAL DUTIES AND RESPONSIBILITIES
- Acts in a courteous and helpful manner with owners, contractors and suppliers.
- Presents himself/herself in a professional and businesslike manner.
- Demonstrates characteristics of commitment, trustworthiness, responsibility and dependability.
- Performs regular inspections of all common areas and building systems
- Maintains inspection logs for building systems.
- Monitors the function of building equipment and overall maintenance requirements on the interior and exterior of buildings
- Provides support to the maintenance staff, contractors, and other property staff as required.
- Coordinates with contractors or suppliers for repair work that is outsourced
- Executes all duties with the utmost tact and discretion

- Must be able to kneel and crouch or climb tall ladders.
- Must have a valid driver’s license.
- Must be able to lift heavy items.
- Knowledge of basic first aid skills, an asset.
- Knowledge of basic building codes and safety standards, an asset.

QUALIFICATIONS AND REQUIREMENTS
- Bilingual - spoken French and English in order to service clients.

- Knowledge of building mechanical systems
- Maintains a positive and professional attitude at all times.
- Ability to deal with difficult clients or suppliers in a tactful and diplomatic manner.
