**PROJECT MANAGER**

**SUMMARY OF POSITION**:
Manages the administrative side of construction projects for WCPG Construction Ltd, with assistance from the Superintendent under limited supervision. Responsible for the success of each project. Ensures construction and safety standards are met on all projects. Exercises considerable independent judgment and initiative in performing assigned duties. Exercises tact and courtesy in contacts with vendors, contractors, and clients.

**DUTIES AND RESPONSIBILITIES**:
1. Acts as a WCPG Construction Ltd ambassador at all times and solicits new business when appropriate.

2. Assesses potential projects with a mínimal amount of information to develop preliminary estimates and project schedules for proposal purposes.

3. Produces take-offs and develops a project methodology needed to create complex budgets and schedules.

4. Assists in detailed negotiation of contracts with clients when required.

5. Ensures all necessary permits are in place.

6. Conducts initial risk assessment in conjunction with the PS and reviews and monitors risks periodically throughout the project.

7. Ensures that adequate insurance is in place throughout the duration of the project.

8. Issues Notice of Project (NOP) to WorkSafe BC.

9. Applies for New Home Warranties, if applicable.

10. Issues drawings, specifications, scopes of work and schedules to trades for pricing.

11.Conducts detailed negotiations with trades and suppliers, as necessary. Ensures a tight scope of work.

12. Ensures that all trade contractors have current WorkSafe BC coverage, liability insurance and are aware of WCPG Construction Ltd strict adherence to WorkSafe BC and WCPG Construction Ltd guidelines prior to issuing them a purchase order.

13. Issues detailed and accurate purchase orders to trade contractors.

14. Assists PS in mobilization and set up of site office.

15. Organizes internal project start-up meeting to include PS, Assistant Superintendent, Project Coordinator, Accountant, PD & OD.

16. Organizes project start-up meeting with Client (or Representative), consultants, trades, PS, PD & OD.

17. Provides a regular reporting structure for clients and consultants including site meetings.

18. Allocates/codes, approves, and processes project invoices on a regular basis, complying with set deadlines.

19. Processes progress claims following the accounting schedule.

20.Completes and/or approves timesheets for all jobsite personnel.

21. Ensures PS carries out his/her OH&S and WorkSafe BC responsibilities to maintain a safe work site, including:

- Ensuring that all risks to health and safety are identified, assessed, and effectively controlled.
- Communicating site safety requirements and responsibilities.
- Ensuring that all work is carried out in compliance with WCPG Construction Ltd safety requirements and the WorkSafe BC Health and Safety Regulations.
- Ensuring that all employees and trade contractors receive appropriate instruction and training to enable them to carry out their work safely.
- Ensuring that regular inspections and incident investigations are completed, and corrective actions are taken where appropriate.
- Providing proper protective equipment and devices.
- Providing appropriate tools, equipment, and materials.
- Providing protection of the public and the environment from Company operations.
- Providing leadership and setting a good example for employees.
- Ensuring that all trade contractors are aware that they are not allowed to work on WCPG Construction Ltd sites without providing and wearing all appropriate personal protection equipment (PPE).

22. Continuously reviews and maintains control of the project schedule and budget, issuing Notice of Delays, Change Orders, etc.

23. Processes incoming Site Instructions requesting clarification when necessary.

24. Research products, processes and procedures as required to provide the very best in value to WCPG Construction Ltd’s clientele.

25. Participates in bill collecting when necessary. Oversees close-out of project.

26. Other duties as assigned.

**KNOWLEDGE, SKILLS & ABILITIES**:
1. Must be dedicated to quality and service and maintain this mindset and attitude daily.

2. Must have and maintain advanced computer skills, including proficiency in MS Word, MS Project, and MS Excel.

3. Extensive familiarity with advanced project documentation and administration systems.

4. Work experience with projects in the $1-20M range.

5. Intimate knowledge of the local construction industry.

6. Self-motivated, detail oriented and organized.

7. Excellent interpersonal, communication and team management skills.

8. Problem solving and ability to “think outside the box”.

9. Stays abreast of all relevant construction and building codes, standards, and regulations.

10. Works productively and harmoniously with others consistently.

11. Must always maintain a professional demeanor.
