Residential Superintendent

**Job Summary**
**About the Role**:
**Responsibilities**
- Perform minor maintenance and repairs (plumbing, electrical, hardware, etc.)
- Maintain cleanliness of common areas and oversee garbage and snow removal
- Respond promptly to tenant maintenance requests and building concerns
- Conduct move-in/move-out inspections and post notices when required
- Supervise vendors and tradespeople performing work on-site
- Be available for emergency calls (water leaks, power outages, etc.)
- Maintain maintenance logs and supply inventory
- Assist with preparing vacant units for re-rental (cleaning, minor touch-ups, showings)

**Qualifications**
- Previous experience as a **superintendent**, **building caretaker**, or in **property maintenance** preferred
- Strong understanding of basic plumbing, electrical, and general maintenance tasks
- Excellent communication and interpersonal skills when dealing with tenants and contractors
- Highly organized with the ability to prioritize and manage multiple tasks
- Strong attention to detail and pride in maintaining clean, well-kept properties
- Ability to identify and report potential issues before they become problems
- Capable of using basic maintenance tools safely and effectively
- Comfortable using smartphones or tablets to log requests, take photos, and complete forms
- Must be available for occasional evenings, weekends, and emergency callouts
- Positive, professional attitude with strong problem-solving skills
- Ability to work independently with mínimal supervision

**Compensation**
- Monthly rent credit applied to on-site unit
- Additional compensation for turnovers and special projects

**Job Type**: Part-time

Pay: From $18,000.00 per year
