Job Description Summary

Reporting to the Senior Manager, Project Services, collaborating closely with the Project Managers within Project Services. This position supervises, monitors, and coordinates in-house trades personnel, contractors, other University service departments, and other resources required to implement different aspects of construction projects developed by the Project Services Group. This is to ensure the timely, cost effective delivery of a quality product to the functional requirements and satisfaction of the client, within the policies and guidelines of the University of British Columbia.

Works closely with, project managers, head tradespersons, site superintendents, facility managers, design and engineering professionals, other University service departments, safety and asbestos coordinators, building administrators and clients.

Organizational Status

Reports to the Senior Manager, Project Services, and will be assigned to a variety of projects to take specific direction from the Project Managers. May be assigned twenty or more projects at any given time, with varying degrees of involvement. May have several resource people from both inside and outside the University Community working with them during the development and implementation of construction projects. At any given time, the incumbent may be responsible for coordinating the work of 50 or more people.

Work Performed

1. Responsible for the day-to-day coordination of the pre-construction, construction and post-construction phases of projects of different scale ($50,000 to $100,000,000) construction, renovation, major cyclical maintenance or demolition projects administered by the Project Manager. Work includes, but is not limited to:
- reviewing project scope, drawings, materials and labour as to the functionality, constructability and cost effectiveness of the design;- working with the Project Manager; confirming, monitoring and updating the construction schedule and budget for compliance and report variances using various manual and computerized project status reports; initiating and participating in pre-job meetings;- initiating requests for quotations from suppliers and trade contractors, reviewing quotations, preparing contracts and recommending contract award; monitoring the construction and materials supply process; and confirming proper functioning and delivery of all systems prior to the release of holdback funds;- initiating purchase orders for materials, services, and equipment as required for work assignments and ensuring the timely delivery and quality of same;- coordinating, field reviewing and monitoring the work of the Site Superintendent contractors and suppliers to ensure adherence to construction documents, building codes, safety and environmental regulations, and University/departmental policies and guidelines;- participating in construction meetings; reviewing job scope, resource allocation and the project schedule, and communicating project status to Project Manager and Client, all on a regular basis; dealing with logístical, material and schedule problems arising on the construction site; maintaining project files;- preparing and coordinating of in-house trades, external contractors and suppliers;- working with the Project Manager; review regular progress claims for approval;- coordinating the work of other University service departments such as Parking & Security, Energy & Water Services, Building Operations, and UBC AV and IT Services to ensure the integrated, timely and cost-effective delivery of project work;- working with the Project Manager; coordinating shop drawing and product data submissions; ensuring jobsite safety programs are in place and functional- coordinating, requesting and obtaining, inspections, approvals; client sign-offs, permits, shutdowns and service connections;- working with the Project Manager; coordinating construction close-out, including final clean-up and commissioning final inspections and approvals, ensuring timely correction of deficiencies, coordinating preparation and submission of as-built documentation and operating & maintenance data and manuals;- carrying out follow-up site visits with the Project Manager and/
