Job Description Summary

**Location**: One Queen Street, East/20 Richmond Street, East

**Reports To**: Operations Manager

**Work Schedule**: Shifts - Monday to Saturday

Under the direction of the Operations Supervisor and Operations Manager, this position performs a variety of semi-skilled and skilled maintenance of all building equipment and Tenant maintenance duties.

**Job Description**:
**Primary Duties and Responsibilities**:
Perform minor repairs on lights, doors, locks, washroom fixtures, ceiling tiles, and other areas/equipment as required/requested.
Perform preventative and minor maintenance on mechanical, electrical and plumbing systems.
Assist tenants with installing keyboard trays, hanging pictures etc.
Maintain base building electrical, telephone and mechanical rooms.
Log equipment daily and note any changes or concerns to Operations Manager
Understanding and ability to diagnosis and repair pneumatic VAV boxes and thermostats.
Assist in snow removal if required.
Respond to emergency situations as required.
On-call after hours on rotating basis.
Carry a company supplied mobile device
Various other tasks as assigned by Operations Supervisor or Operations Manager
Assist security personnel with testing/inspection of life safety devices.
Draining and refilling of sprinkler and standpipe systems.

**Knowledge/Skills/Competencies**:
Secondary School diploma.
BOMA/BOMI SMT/SMA or BES I/II an asset.
Some familiarity with Green practices or LEED-EB.
Experience in minor building repairs including electrical, plumbing.
Ability to operate equipment and hand-power tools applicable to the role.
Physically fit enabling reasonable lifting (30 lbs.), climbing ladders to access ceiling spaces and equipment/lighting.
Ability to work independently and with other team members as necessary.
Fluent/literate in English.
Ability to schedule and prioritize workload.
Strong interpersonal and communication skills.
Must be able to provide Criminal Clearance Cerficate.
Familiarity with Health and Safety legislation (ie. WHMIS).
Familiar with Angus Anywhere work order system, Simplex 4100U fire panel and Distech BAS would be an asset.
Must be bondable/able to provide clear criminal record check.
