Position Summary
This role is responsible for managing a portfolio of primarily residential income-producing properties across Canada, with a focus on asset management. The Manager, Asset Management will develop and execute asset management strategies, oversee financial performance, and support mortgage financing, acquisition, or disposition initiatives.
The Manager, Asset Management will be based either in Downtown Toronto or Downtown Vancouver.
Key Responsibilities
Asset Management
- Develop and execute investment and operational strategies for assigned portfolio focused on residential assets and including commercial components.
- Oversee financial performance, including annual budgeting, quarterly reporting, forecasting, valuation, and variance analysis.
- Approve capital expenditures to enhance asset value and maximize cash flow.
- Ensure properties are maintained to high standards by collaborating with property management and operations teams on operating costs and capital projects.
- Conduct market analysis and benchmarking to identify growth and optimization opportunities.
- Monitor financial metrics such as NOI, IRR, and cash flow.
- Work within an institutional landlord environment with control of capital and a stable investment framework.
- Track market trends and adjust leasing strategies as appropriate.

Industry Networking & Market Intelligence
- Stay informed about market trends, best practices, and competitor activities across the real estate sector.
- Actively network within the real estate industry to build and maintain relationships with brokers, tenants, and industry professionals.

Required Knowledge & Skills
- Bachelor's degree in Business, Commerce, Real Estate, or a related field.
- At least of 5 years of relevant experience in asset management and leasing, or real estate investments.
- Strong understanding of residential asset management and applicable rules and regulations.
- Flexibility in taking on new tasks and responsibilities.
- Strong analytical and problem-solving abilities.
- Ability to work independently while collaborating in a team environment.
- Proactive and results-driven approach to asset management.
- Ability to multi-task and manage competing priorities under tight deadlines.
- Experience with financial modeling, credit analysis, and investment underwriting.
- Excellent negotiation, written & verbal communication, and business development skills.
- Proficiency in MS Office suite of programs and real estate management software; Argus and Yardi preferred.
- A valid ON or BC Real Estate License in Trading Services or the ability to obtain one would be favourable.
