**Duties & Responsibilities**
- Source and procure materials, equipment, and subcontractor services necessary for project execution while ensuring compliance with project specifications and budgetary constraints
- Negotiate pricing, terms, and contracts with vendors and subcontractors to secure favorable agreements and optimize project profitability
- Forecast inventory needs and manage stock levels efficiently
- Collaborate with internal teams to understand material requirements, schedule and forecast materials and equipment for construction project
- Maintain accurate records of purchases, pricing, and supplier information in purchasing software
- Analyze market trends and pricing strategies to make informed purchasing decisions
- Prepare reports on purchasing activities, inventory levels, and supplier performance metrics
**Qualifications & Skills**
- Minimum 5 years proven experience in a purchasing or procurement role in the residential construction industry
- Strong knowledge of sourcing strategies, vendor management, and supply chain processes
- Familiarity with purchasing software is highly desirable
- Excellent negotiation skills with the ability to build strong relationships with suppliers
- Detail-oriented with strong analytical skills to evaluate pricing and market trends effectively
- Solid understanding of construction processes, building codes, and industry standards
- Ability to work effectively in a fast-paced environment, managing multiple priorities and deadlines
- Ability to work independently as well as part of a collaborative team environment
- Strong communication skills, both written and verbal
