Resident Manager

**Position Summary**:
Reporting to the General Manager, our Resident Manager carries out the administration and execution of the day-to-day services and strategies required at our propertys in Red Deer, AB (two 12-unit buildings). The resident manager is a highly responsible individual who enjoys a variety of operations and project management tasks all while ensuring a high level of customer service is always maintained.

The position is part-time with a flexible schedule that adapts to workflow and task demands. Weekly hours may vary significantly, ranging from 20 hours one week to as little as 2 hours the next, depending on factors such as upcoming vacancies and unexpected maintenance needs. Despite these fluctuations, monthly compensation remains consistent, as it is based on a percentage of collected rents.

**Key Duties & Responsibilities**:
(a) Recruit and retain residential tenants
- Advertise available suites in traditional and creative formats, following the corporation guidelines and policies including specific timing and marketing channels
- Show suites and make them attractive to potential tenants
- Secure potential tenants, conduct background checks, and submit leases for review and acceptance to the General Manager
- Establish and maintain a good rapport with existing tenants
- Limit vacancies and optimize rents

(b) Provide property management for all suites
- Respond to maintenance requests, assigning them to contractors or fixing simple things yourself
- Maintain a generally tidy property
- Respond to and resolve inter-tenant complaints
- Create and execute preventative maintenance plans for properties
- Conduct move-in and move-out inspections
- Keep tenant paperwork in organized form, both digitally in our cloud file system and with original copies filed
- Ensure that occupant problems are rectified in a prompt, effective, and cost-efficient manner and that a high standard of rapport and communication is consistently achieved

(c) Oversee contractors hired for short-term projects as directed by management.

**Qualifications and Experience**:
Though experience in property management is ideal, we are more than willing to train and work with a less experienced person with the right qualities. To us, personality, personal accountability and problem solving is paramount.

**Our resident manager will be**:

- A self-starter able to work independently
- Highly organized
- Detail-oriented and a problem solver
- A positive people person with a proactive attitude
- Great at communicating, both verbally and in writing
- Someone not easily stressed out, with thick skin. (You’ll be dealing with vacancies, bursting pipes, and difficult personalities which can be very stressful)
- Able to balance sometimes opposing directives (Think keeping expenses down while keeping tenants happy)
- Able to juggle multiple overlapping timelines while staying flexible
- Will be required to have a 5th Class Operator’s License, and person liable vehicle.
- Will own a Computer/Tablet and printer to perform all digital tasks required as a Resident Manager

It would be great — but not imperative — if our Resident Manager had:

- Experience managing residential rental properties including knowledge of the Alberta Residential Tenancies Act
- A basic knowledge of how houses and apartments are built
- Experience in sales and negotiating
- Experience as a handyperson

**Salary**

Our Resident Manger would either live on site or close to the property itself. The base salary will be $950/month based on completion of duties mentioned above and all other duties assigned to them. If the Resident Manager lives on site, their rent will be reduced by $950 each month.
