**About the Position**:
At Pier 4 Residential, we pride ourselves on setting a standard for each property we manage to ensure our residents enjoy a comfortable and enjoyable living experience. To ensure we are consistently delivering this to our residents, we are looking for an experienced Building Superintendent (live-in) with a minimum of 2 years’ experience to join our team.
We are seeking a Building Superintendent who is self-motivated, able to work independently, and take initiative on various tasks. This position would require you to live on site at one of our properties in Guelph, but also have the ability to travel to surrounding properties in the Guelph and Kitchener area.
Reporting to the Property Manager, the Building Superintendent’s responsibilities include but are not limited to maintenance and quality repairs of the interior and exterior of properties, renovations/remodeling, and small plumbing and electrical jobs, providing on-call support 24/7 for emergencies for multiple sites in Guelph and Kitchener.
**Key Functions and Responsibilities**:
- Ability to troubleshoot and problem solve effectively.

- Excellent communication and organizational abilities
- Ability to multi-task and remain detail oriented.
- Ability to work independently as well as with a team.
- Available for evenings and weekends on call
- ensuring that maintenance and repairs occur in a timely and effective manner
- sourcing and coordinating the services of outside contractors
- overseeing services such as garbage and fire safety inspections, etc.
- In charge of snow removal and lawn maintenance
- promoting and supporting the safety of residents, staff and visitors while they are on-site
- purchasing and managing supplies and equipment
- maintaining records about the site’s condition, repairs, services, stock control
- fostering positive relationships with residents, other staff, and contractors
- responding calmly and thoughtfully to/in emergencies
- engaging residents to assist with maintenance and repairs, if/when appropriate
- Valid driver license.
- Excellent “do it yourself” skills
- Ability to perform minor plumbing and carpentry repairs
- Understanding/knowledge of Fire Safety Regulations, Life Safety Systems
- Able to work unsupervised both individually and part of a team.
- Ability to lift to 15kg
- Ability to bend, push and pull as well as go up and down stairs.
**Education and Experience**:
- G.E.D. or equivalent
- Proficient in both written and spoken English. (Second language is an asset)
- 2-5 years’ experience in property management or similar role
- Criminal record background check required.

**COVID-19 considerations**:
The employee must be fully vaccinated/boosted, follow all COVID-19 advice of the Public Health Agency of Canada, CDC, and Health Unit. The employee will clean/sanitize all surfaces touched, ensure 6’ physical distance, and follow Pier 4's PPE requirements.
**Salary**: $45,000.00-$55,000.00 per year

- 8 hour shift
- On call
