**The Role**:
The Maintenance Tech/Warranty Coordinator at Paragon Living is responsible for ensuring the smooth operation and maintenance of our residential multifamily properties.

**Key Responsibilities**:

- **Building Commissioning & Turnover**: Participate in building commissioning and turnover activities to ensure seamless transitions. Collaborate with construction and property management teams to identify and resolve any deficiencies before occupancy.
- **Warranty Coordination**: Act as the liaison between trade partners and Paragon Living during warranty periods. Confirm and identify warranty coverage, schedule warranty work, follow up to ensure proper completion, and document occurrences on various platforms. Maintain detailed records of all warranty-related communications and work.
- **Maintenance & Repairs**: Possess hands-on experience and technical proficiency in troubleshooting and repairing common maintenance issues in residential multifamily properties. Conduct inspections, diagnose maintenance problems, determine appropriate solutions, and perform basic repairs and maintenance tasks as needed. Respond to emergency maintenance requests promptly and in coordination with the property management team.
- **Preventative Maintenance**: Assist the property management team in developing and implementing preventative maintenance programs to ensure the longevity of building assets and minimize equipment breakdowns. Regularly inspect and maintain building systems including HVAC, plumbing, electrical and structural components.
- **Seasonal Maintenance**: Obtain quotes for seasonal preventive maintenance activities, schedule, and coordinate tasks, ensuring compliance with manufacturer recommendations and industry standards. Prepare properties for seasonal changes, including winterizing and summer maintenance.
- **Regular Maintenance Coordination**: Assist in coordinating regular maintenance within the residential multifamily portfolio, including assessing work orders, coordinating supplies and vendors, accessing common areas and individual units, and closing the loop on completed items with the property management team. Maintain a digital log of all maintenance activities.
- **Maintenance Requests**: Coordinate and distribute maintenance requests received from residents, onsite staff, or management, and update the digital work order system as required. Prioritize and manage maintenance requests to ensure timely resolution.
- **Inventory Management**: Create and maintain an inventory of common parts, appliances, and finishing products at the Paragon Living office or onsite locations for each property. Regularly inventory and provide information to the Senior Property Manager for chargebacks to properties. Ensure adequate stock levels and reorder supplies as needed.
- **Resident Relations**:Interact with residents professionally and courteously to address maintenance concerns. Provide excellent customer service and follow-up to ensure resident satisfaction.

**Qualifications**:

- Proven experience in maintenance and repair work within residential multifamily properties.
- Strong technical proficiency in troubleshooting and repairing common maintenance issues.
- Excellent organizational and coordination skills.
- Ability to effectively communicate and liaise with trade partners, residents, and the Property Management team.
- Experience in developing and implementing preventative maintenance programs.
- Proficiency in using digital work order systems and documenting maintenance activities.
- Ability to manage inventory and coordinate supplies and vendors.
- Strong attention to detail and problem-solving skills.
- Ability to work independently and as part of a team.
