**The Role.**
Reporting to the Director of Construction and Design, the Project Manager, Construction will be a member of the Home Office Team and provide overall day-to-day management and oversight of various construction project activities for VVA Retirement Communities. This is a management role with responsibility for the management and execution of both new build and renovation construction projects for VVA Resident Communities.

The Project Manager, Construction will assist in the management and coordination in the construction of new build residences (communities) and/or renovation projects from concept to completion, aligned with approved budgets and reflect the key design elements of this Canadian business. As well, s/he will support VVA’s Director Construction and other key Leadership Team Members to ensure that all design and construction project documentation meets VVA’s design standards.

The Project Manager, Construction will act as the local champion and role model for the VVA culture. S/he will provide leadership and initiative to ensure VVA receives the best return on investment (ROI) for products and services from selected trades, consultants and other supplier partners that enable VVA to build outstanding communities for its residents.

**Key priorities for this role include**:

- Construction:

- Act as a key partner to the Director Construction.
- Acting as a liaison, influences and supports VVA’s design and construction strategy in a fast-moving, dynamic business environment by effectively managing relationships with suppliers, trades, consultants, internal stakeholders and owners.
- Ensure the organization receives the best value for money in terms of products and services it purchases in the design and construction of both new builds and renovation projects.
- Provides oversight, guidance and direction throughout each assigned project to ensure they are completed per approved design, budget, schedule, quality expectations and VVA
- Construction Process Management:

- Works collaboratively with consultants, external and internal stakeholders to develop fully coordinated drawings and specification packages.
- Takes a lead role in regularly monitoring project progress and reporting project performance to the Director of Construction and other stakeholders as required.
- Assists Director of Construction, when required, to implement standard operating procedures and best practices across the corporate, and community residences.

**Specific Responsibilities.**
1) Business Partnership
- Develop a strong understanding of the business in order to contribute effectively.
- Build relationships within the senior management team and employees.
- Partner with the leadership team on all business issues.
- Assist with the development and implementation of VVA design and construction standards.
2) Planning
- Work with the consulting team and internal VVA stakeholders to plan the build process, develop project scope, schedule, budget and fully coordinated drawings, for both site plan and building permit, while ensuring coordination of both.
- Ensure drawings and specifications for compliance with VVA standards and requirements.
- Work with Lighting Consultant and Electrical Engineer to finalize lighting package.
- Works with Interior Designer and Mechanical Engineer to finalize plumbing fixture package.
- Works with Hardware Consultant and Architect to finalize door and hardware schedules.
- Works with Low Voltage Consultant and Kitchen Equipment Consults to develop plans and specifications.
- Works with Voice and TV service providers to establish VVA requirements, solicit contracts and coordinate infrastructure requirements with consulting team.
