**Overview**
We are seeking a **Onsite Property Caretaker** to provide essential leadership and service to **The Cottages Strata on Salt Spring Island.**Strata number:VIS4458**.** You will be provide full-time compensation and a live-in residence (private cottage) as part of your package.
We are seeking a hands-on individual who is adept at general property maintenance duties and effective communication with our friendly Strata Council. Your experience and proactive approach to strata property operational needs will play a play a lead role in the sound operation and upkeep of our strata property.
This is a solo role and for duties beyond your scope you will, in consultation with Strata Council, co-ordinate specialist sub-trades (electrical, plumbing, roofing, water systems experts etc) to carry out work onsite.
This role is ideal for someone wishing to enjoy living and working on a beautiful lakefront property, but consideration will also be given to living offsite on Salt Spring Island. You will receive onsite cottages and utilities as part of your compensation package. You must have a vehicle which will be used to run operational errands for which you will be compensated with a mileage allowance.
**Summary of Role & Responsibilities**
- In consultation with Council Liaison, review, prioritize and act on online maintenance requests submitted by owners, property management agent(s) and Resort staff
- Update project/task status online and alert Council to any concerns arising from assigned tasks
- Ensure the cleanliness and upkeep of the strata grounds and facilities, including roadways, pathways, common areas around BBQ, top parking lots and dock
- Inspect and tend to garbage and recycling
- Maintain an online log of daily activities
- Maintain the water and wastewater systems (see separate section below)
- Conduct seasonal gardening, landscaping and lawn care maintenance
- Remove broom and invasive species from septic field, around fire hydrants and access points to electrical rooms and other utility services
- Inspect and clean gutters
- Monitor and report on the inventory of supplies and equipment, ordering replacements as necessary through property management agency purchasing processes
- Maintain and submit expenses as per Council’s Expense Policy and property management agency processes
- Provide Caretaker’s report to Council (bi-weekly) and be available to report on activities and issues as required at Council meetings (monthly)
**As Required**
- Winterize property assets, sand roads and remove snow as required
- Assist with onsite job planning and coordinating of strata projects with contractors (e.g., roofing, water and wastewater plant maintenance)
- Develop and maintain positive relationships with owners, vendors and suppliers
- Other Caretaker duties as assigned by Council (via Council Liaison)
**Water Systems Operations (WSO) Requirement**
- Pass and maintain certification as small water systems operator (certification will be paid by employer)
- Act as lead hand for all matters relating to WSO (both water and wastewater)
- Train and support owners as identified by Council to provide back-up coverage for maintaining WSO during Caretaker absences (e.g., periods of vacation or illness)
- Update and maintain operator’s maintenance manual and logs
- Conduct routine inspections as described in operator’s maintenance manual, including but not limited to daily monitoring of equipment operation and status, inspecting lift stations, gathering and submitting of water samples for required testing, maintaining activity logs, and reporting to Council on required equipment maintenance, repairs and replacement issues, including testing
- Ensure the Property’s WSO remain compliant with governmental/health authority regulation
- Renew government permits as required
