**Position Summary**: Cress Housing Corporation is responsible for households living in 164 single/semi-detached units, 16 four-plex units, 30 condo units, and 10 multi-unit apartment complexes. The Maintenance Manager will be responsible for the development, planning, implementation, monitoring, and reporting with respect to the progress, deficiencies, and satisfactory completion of all construction and maintenance including High-Density Housing, renovations and quality control of various types of residential units. Reporting to the Director of Cress Housing, the Maintenance Manager will play a key role in the continued growth and vision of Cress Housing Corporation and affiliated member First Nations. **Responsibilities**: - Leads and manages the team, overseeing maintenance. - Participates in Project Management teams as required for new construction and development. - Order materials and/or tools and coordinate the deliveries to conform to work schedules. - Ensure compliance with all safety legislation and procedures. - Work with the Yardi platform to evaluate and check the quality and performance of completed work orders and preventative measures. - Implementing cost-effective procedures and process improvements in conjunction with the Finance and Tenant Relation Managers. - Monitoring of departmental maintenance budgets. - Assisting with the selection and orientation of new team members. - Works within the confines of the Cress Housing budget, and quarterly forecasts, and implements the control of the appropriate expenditure to manage costs by providing recommendations to the Director of Cress Housing on expenses, purchases, and resourcing costs prior to purchase or agreement to services; reviewing and monitoring costs; continuously seeking new ways to optimize expenses and labour costs. - The supervisor/ manager will provide leadership, training, support, and direction to Cress Housing staff providing coaching, mentoring, and development of existing professions with the program; communicating performance and client expectations and standards, and ensuring applicable policies, procedures, and best practices are adhered to. - The supervisor/ manager will delegate and monitor the work of team members; leading the development and implementation of processes and best practices within the scope of the program. - Assists with monitoring and evaluating the delivery of the Cress Housing program and its staff establishing performance goals; evaluating employee performance to ensure goals are met and providing timely feedback, assessment of work performance and discipline if required; creating and following up with employees’ work and developmental plans; ensuring succession plans for self and employees to deliver program services, strategies, and objectives. - Perform other related duties as defined and assigned by the reporting Director or designate on an as-required basis. **Working Environment**: - Standard office environment; regular travel (as required) **Physical Demands**: - Freedom of movement; Keyboarding (>2 hrs at a time); ability to take breaks as necessary; Driving and sensory demands **Health and Safety**: **Responsibilities**:All employees must co-operate with the Occupational Health and Safety (OH&S) Committee; remain alert to changes or events that might affect a client or employee safety; report safety issues, accidents or injuries immediately; follow safe work practices, including the use of PPE; and use their training and knowledge to help other employees work safely as well. - Managers are ultimately responsible for providing a safe and healthy workplace, and so must make the health and safety of all workers a priority.
