**Purpose and Scope**:
The purpose of the General Manager position is to provide strategic and operational leadership across a portfolio of properties, ensuring optimal financial performance, tenant satisfaction, and asset value. This role is responsible for overseeing day-to-day property operations, leading property management teams, and executing long-term management plans that align with ownership goals. The General Manager acts as the key liaison between ownership, tenants, vendors, and internal stakeholders, driving excellence in service delivery, compliance, and operational efficiency.

**Responsibilities**:

- Oversee all operations, capital expenditures, budgeting, staffing, marketing and public relations.
- Hire, train, and oversee all staff in client attraction and retention, new and lease renewal negotiations, as well as property analysis, project management, development and tenant improvements.
- Lead the office through management, insurance claims, client services, human resources, and participate in the due diligence process in the sale of properties in the portfolio.
- Foster new business relationships and be active in the city and keep up to date with the activities of the competition and local market.
- Complete regular activity reports and keep clients updated on a regular basis.
- Review Management Agreements and strategize to increase the profitability of the company through Management Agreement renewals and new business.
- Maintain a safe and productive environment for staff
- Work with the Property Managers in yearly updating of Life Safety procedures and guide the Property Managers to training the employees on what procedures to initiate in an emergency.
- Co-operate and liaison with real estate brokers on new leasing activities pertaining to the properties within the portfolio.
- Be responsible for all invoicing relating to the accounts payable and accounts receivable.
- Act as a property manager for certain properties in their portfolio.
- Analyze and interpret leases, technical procedures and regulations
- Ensure all property and lease files (correspondence, records) are properly maintained and in accordance with company policy.
- Adapt reporting, policy and/or procedures to meet client specific requests / timelines.
- Review and provide variance reporting for financial reports to owners
- Preparation of Annual Budgets
- Manage and bid service agreements for janitor service, security service, maintenance, etc.
- Address and resolve sensitive tenant and vendor issues
- Co-ordinate tenants move-in process and provide an introduction and orientation to the management staff, review available services, and explain the rules and regulations.
- Conduct regular inspections of properties and tenant premises to ensure compliance with leases and the proper upkeep of the property.
- Ensure compliance with insurance requirements, building codes, life safety codes and other applicable laws, regulations and policies.
- Interact and coordinate with all associated local, provincial, federal and other regulatory agencies
- Perform other related duties / special projects as assigned by senior management.

**Qualifications**:

- Minimum of 10 years property management experience, a mix of commercial and residential would be an asset.
- Must meet the licensing criteria (if applicable) of the Regional Real Estate Commission.
- CPM, RPA, or similar certification is preferred.
- Must have strong business communications and media relations skills.
- Must provide a clean criminal record check.
- Possess strong financial and business acumen.
- Excellent skills in management and motivation of people.
- Capable of effective time management, work well under pressure, meet tight deadlines and sometimes work long hours.
- Strong knowledge of property management principles, leases, laws, procedures and standards.
- Strong working knowledge of insurance, risk management, environmental codes, mechanical, electrical, plumbing, other systems pertaining to the management of real estate.
