**Responsibilities**
- Perform regular building inspections, address maintenance issues promptly and ensure timely completion of them.
- Respond to tenant requests and emergencies in a timely and professional manner.
- Maintain records of maintenance, inspections, and contractor work.
- Maintain, monitor and conduct minor repairs (plumbing, electrical, HVAC, fire panels, drywall, etc.) and coordinate with contractors when needed.
- Ensure cleanliness of common areas, including hallways, elevators, parking, garbage areas, etc.
- Conduct unit inspections and prompt unit turnovers including cleaning, painting, and repairs.
- Enforce building rules and report violations as necessary.
- Be reachable 24 hours a day, 7 days a week for emergencies (fire, leaks, etc.).

**Skills**
- Previous experience in a similar superintendent or building maintenance role or construction.
- Knowledge of basic plumbing, electrical, HVAC, chillers, swimming pools, sprinklers and general handyman work.
- Physically able to perform manual tasks.
- Excellent communication, attention to details and customer service skills.
- Ability to work independently and manage time effectively.
- Logical reasoning skills to assess situations and make informed decisions.
- MS outlook proficiency.
- Must be available to move in to the building.

Pay: $36,000.00-$44,000.00 per year
