Building Caretaker - Wildwood Terrace - 12170 222nd street Maple Ridge

**About the Role**

This role is essential to ensuring the smooth operation of the property and a high quality of life for residents.

**Key Responsibilities**
- Conduct regular walk-around inspections of the entire building, from rooftop to basement.
- Identify and report damages, note causes, and suggest appropriate fixes to the strata manager and council.
- Replace light bulbs and ballasts in all common areas as needed.
- Clean and remove exterior trash and debris.
- Inspect and perform minor maintenance (e.g., adjust door closers, minor fixes in the shop or parkade).
- Liaise with contractors and communicate updates to management.
- Support owners with property-related maintenance issues where appropriate.
- Attend strata council meetings when required.
- Perform pool duties (testing, cleaning, and checking for leaks).
- Carry out snow removal (November to March), maintain stock of salt, sand, and snowblower readiness.
- Set A/C system timer daily.
- Handle parking stall allocations, log visitor stalls, cleaning and coordinate with strata manager regarding invoicing.
- Keep detailed weekly reports and logs of activities, repairs, and contractor work.
- Maintain a calendar of maintenance and deep cleaning projects.

**Additional Tasks (As Needed)**
- Clean, sand, and paint all interior/exterior surfaces (walls, floors, trims, etc.).
- Perform yard work (removal of dead plants, debris, etc.).
- Pressure wash and paint walls in the parking lot.
- Maintain cleanliness and function of adjacent areas: social room, sauna, laundry room.

**What We’re Looking For**
- Basic handyman/maintenance skills
- Good communication and organizational skills
- Able to work independently and take initiative
- Reliable and punctual
- Experience in a similar building caretaker or maintenance role is a strong asset

**To Apply**

Pay: $20.00-$40.00 per hour

Expected hours: 30 - 40 per week

- 8 hour shift
- Day shift
- Evening shift
- Monday to Friday
- Morning shift
- Night shift
- Weekends as needed
