**Role Summary**:
The Principal will lead investment activities for one of SRS's target asset classes (industrial/multifamily/retail), overseeing the full investment lifecycle from sourcing to disposition while managing a team of investment professionals.
**Core Responsibilities**:
**Investment Sourcing & Execution**
- Identify and underwrite 25M−25_M_−150M acquisition opportunities
- Lead negotiations with sellers, brokers, and capital partners
- Oversee due diligence processes and closing transactions
**Portfolio Management**
- Develop and execute value creation plans for assets
- Monitor property performance against underwriting
- Coordinate with operations team to implement leasing/repositioning strategies
**Capital Markets**
- Structure joint ventures and debt financing
- Prepare investment memoranda for capital partners
- Participate in investor relations activities
**Team Leadership**
- Mentor associates and analysts
- Collaborate with other department heads
- Contribute to firm-wide strategy
- 10+ years of direct real estate investing experience
- Demonstrated track record in target asset class
- Strong financial modeling skills (DCF, Argus, Excel)
- Established broker and capital relationships
- MBA or CFA preferred but not required
