**Overview**
The desired outcome is a well maintained environment in which residential, professional, and community center tenants, visitors, clients and customers can manage and carry out their daily activities with a minimum of discomfort and disruption from the electrical, plumbing, and mechanical equipment and related systems, contracts, and services within the Garden Park Tower complex.
**Responsibilities**
Responsible for the general maintenance of the Garden Park Tower Complex.
- Daily in mornings: Check and inspect the following areas for break-ins or unusual activities in:
Common Areas, Parkade, Outside, Public Washrooms, Mechanical Rooms, Boiler Room, Generator Room, Communications; maintain Daily Log Book.
- Inspect the H.V.A.C. Equipment, Circulator Pumps, and Booster Pumps daily; lube and oil as required; wash and/or change filters on all H.V.A.C. equipment as scheduled in Maintenance Care
- Replace light bulbs and fluorescent tubes as required throughout the building complex and submit requests to Building Superintendent for replacement stock.
- Help in set up and take down of various rentals as directed.
- Provide Maintenance to all residential suites as per maintenance Care
- Change ceiling light bulbs and fluorescent tubes only
- Minor plumbing and electrical problems not requiring certified technicians
- Removing, cleaning and/or replacing fireplace glass fronts
- Turning fireplaces pilot light on and off
- Appliances supplied by the Society only (air conditioners and built-in vacuums not included)
- Assist with the testing of Emergency Diesel Generator on a monthly basis and record in Log Book.
- Remove residential garbage collection bin when scheduled from refuse area and replace with empty bin twice weekly; when needed compensation for use of personal vehicle as per Policies and Procedures Manual allowances.
- External Work:
- Keep the outside of the Complex clean of garbage
- Ensure sidewalks and driveways are cleared of snow and ice and are salted during the winter months
- Change outside lights as required
- Pressure washing around building and parking areas.
- Attend staff and departmental meetings as scheduled and report on Maintenance Department activities.
- Refurbishment/repairs in suites under redemption as assigned
- Perform other related duties as assigned by the General Manager or their designate

- Ability to work with and have empathy for seniors.
- Previous experience (minimum of 3 years preferred) and aptitude in working with mechanical, plumbing, and electrical equipment.
- Familiarity and ability to work with Computers using Windows environment is desirable.
- Skilled use of various hand and maintenance tools.
- Possess a valid B.C. Drivers’ License; a vehicle with a tow hitch is desirable.
Pay: $27.00-$32.38 per hour
Expected hours: 37.5 per week
