**ABOUT THE ROLE**

The Property Manager is responsible for a mixed portfolio of office, retail and industrial spaces and handles property matters with the aim to help properties operate at their best. Note: Currently all properties are commercial with future addition to include residential rental property. Properties are primarily located in the Lower Mainland.

**Responsibilities**:

- Manage and coordinate the day-to-day operations of properties from meeting with tenants, completing inspections, resolving issues, scheduling services, onboarding tenants etc.
- Coordinate and manage regular property maintenance, cleaning, repair work orders, and service requests.
- Prepare annual property budgets, authorize spending, review and assess reporting such as budget variances, CAM reconciliations, income and expense reports, vacancy reports, and guide decision-making to improve overall management of properties.
- Ensure that work performed on the properties adheres to safety standards for tenants, site staff and contractors.
- Lead the lease-up for residential units.
- Manage commercial lease-ups, coordinating with external leasing agents to fill vacant spaces.
- Handle leases which include setting and negotiating the lease terms, and other agreements, rent reviews, and other related legal documents.
- Schedule, Track and Coordinate key property related processes including inspections, lease-ups and departures, late payments, lease renewals, maintenance requests, complaints, preventative and future repairs, using Yardi Property Management Software.
- Develop and maintain strong relationships with tenants and contractors.
- Address ad hoc property management matters as they arise.
- Handle occasional after-hours emergencies

**REQUIREMENTS**
- A minimum of 3 years’ experience in a commercial and residential property management.
- High level of organization and attention to detail.
- Positive, customer focused, and professional attitude.
- Strong communication skills and problem-solving skills.
- Strong work ethic and teamwork.
- Good working knowledge of MS office (Word, Outlook and Excel.
- Proven experience preparing CAM reconciliations and Budgets.
- Experience using Yardi Breeze Premier Software is required, and 1Valet is considered an asset.

Pay: $70,000.00-$90,000.00 per year
