Live-in Superintendent

**Position Overview**:
We are currently seeking Live-in superintendents for several of our properties across the city. The Live-In Building Superintendent will be responsible for the overall maintenance, safety and cleanliness of the building, ensuring all systems are functioning properly and residents' needs are met in a timely manner. This role requires a hands-on approach, excellent problem-solving skills, and a friendly, customer-oriented attitude.

**Responsibilities**:

- **Maintenance & Repairs**: Perform regular inspections and maintenance of the building’s infrastructure, including plumbing, electrical, HVAC, and structural elements. Address and resolve repair requests promptly.
- **Safety & Compliance**: Ensure the building complies with all local safety codes and regulations. Conduct routine safety checks and manage emergency response protocols.
- **Resident Relations**: Provide exceptional customer service to residents, addressing concerns and maintenance requests efficiently and professionally.
- **Vendor Management**: Coordinate and supervise the work of outside contractors and service providers.
- **Cleaning & Upkeep**: Oversee the cleanliness of common areas, including lobbies, hallways, and outdoor spaces. Perform or delegate minor cleaning tasks as needed.
- **Administration**: Maintain accurate records of maintenance activities via computerized property management software.
- **On Call**:Be available and respond to on call emergencies.

**Qualifications**:

- **Experience**: Experience in building maintenance or a related field. Previous experience as a Building Superintendent is preferred.
- **Skills**: Basic knowledge of plumbing, electrical, and HVAC systems. Basic carpentry and handyman skills.
- **Availability**: Must be available to respond to emergencies at any time, including nights and weekends.
- **Communication**: Excellent interpersonal and communication skills. Ability to interact positively with residents, staff, and vendors.
- **Physical Requirements**: Ability to lift heavy objects, perform physical labor, and work in various environmental conditions.
