**Background Qualifications**
Grade 12 education. One year experience required, background in mechanical or electrical trades would be an asset. Must be able to follow oral and written instructions in English. Willing and able to perform physical duties inside and outside the homes when necessary. Must be able to lift heavy objects. Must be able to communicate and co-operate with staff. Must be available for emergency call-ins as needed.
**Key Responsibilities**
- Maintain the building in good repair and keep free of hazards.
- Monitor environmental fire safety conditions, equipment and alarm systems.
- Maintain emergency lighting system in good working order. Perform periodic tests of systems and keep required records of test results.
- Keep heating and air conditioning units in good working order.
- Perform regular monthly maintenance check of the building, equipment, grounds and residences.
- Perform routine maintenance and repair work. Co-ordinates maintenance work with other departments.
- Maintain the exterior grounds: salting, snow removal and weed control.
- Plaster, paint and perform carpentry and repair work. Minor plumbing, remove/install toilets, faucets, water supply hoses and flow valves.
- Maintain required records and reports as outlined in the policies and procedures of the maintenance department.
- Maintain the residence in a safe and clean environment. Keep work areas and storage areas neat and orderly.
- Participate in staff meetings and applicable educational training.
- Follow established safety rules and policies and procedures of the maintenance department.
- Maintain effective communication, both written and verbal, with residents and staff. Uses the appropriate lines of communication with supervisory staff.
- Perform daily, weekly and monthly inspection of all fire safety equipment.
- Inspect fire extinguishers on a monthly basis.
- Comply with all policies and procedures.
- Comply with the Occupational Health & Safety Act, Workplace Safety and Insurance Act and W.H.M.I.S. This includes recognizing health and safety hazards, reporting incidents, fulfilling responsibilities under the applicable legislation, as well as participating in in-services and fire drills.
- Perform other duties as assigned by management.
- Ensure safety of employees, guests and residents by regularly maintaining equipment and furniture and by providing general upkeep to the physical site and its large systems.
- Source and order services/supplies focusing on obtaining the highest quality for the most reasonable price.
- Maintain the appearance and upkeep of the home by implementing regular painting and ensure all furniture and fixtures are operational and in good repair.
- Schedule and conduct regular preventative maintenance activities.
- Conduct regular fire and emergency preparedness drills.
- Plan and implement a regular daily, weekly, monthly and yearly schedule of preventative maintenance activities to ensure the home and equipment are safe and in good working order.
- Provide minor building, electrical, plumbing and equipment repair services to ensure the optimum functioning of the home and equipment. Coordinate with external specialized service providers for support as required.
- Identify and investigate physical deficiencies and equipment malfunctions and take the appropriate corrective action.
- Ensure the exterior and interior of the building is maintained and clean at all times.
- Understand the lines of authority, flexibility and communications within the company and use them effectively to meet his/her responsibility.
- Demonstrate accountability for own actions.
- Be aware of employees and supervisors responsibilities and follow all health and safety policies and procedures.
- Wear personal protective equipment as required by task, MSDS or home policy.
- Work safely to reduce the risk of injury to self, co-workers, guests and residents.
- Be alert to and report all actual or potentially hazardous situations.
- Extensive experience as a maintenance worker.

- Effective interpersonal and conflict resolution skills.
- Knowledge and ability to operate all fire equipment.
- Customer service oriented.
- Physical ability to perform the functions of the job.
- Must be able to stand for extended periods of time as well as lifting and carrying heavy items.
Special Requirements
- Must be willing to be on-call and carry a cellular phone.
- Must be willing to work the hours necessary to ensure the effective operation of the home.
- Must be prepared to respond to emergency situations.
**Salary**: $22 per hour
