**Job Title**: Carpenter

**Status**: Full-time, 35 hours/week, M-F, flexible start and end time

**Pay range**: $20-24/hour, depending on experience, plus health and benefits coverage, paid time off, matching Retirement contributions

**Introduction**:
Started in 2010, Northumberland Properties, a division of Ocean Breeze Estates Limited, is a locally owned real estate development firm that builds and manages apartments in Amherst and Yarmouth, NS. We are an established team that manages over 230 apartments and are looking to continue our growth.

The Carpenter will work out of our Amherst office and will be responsible for completing carpentry tasks during our new construction projects, and completing other carpentry projects at our existing properties. These projects may include rough carpentry, flooring, siding, framing, roofings, deck construction, landscaping and finish work. The carpenter will also assist with snow removal during the winter, and other landscaping or maintenance tasks that are required.

- Communicates freely and effectively internally with our team members, and externally with tenants, vendors, suppliers and other contacts
- Will help and support each other to meet deadlines and goal, while never losing sight of our tenants and their needs.

**Responsibilities**:

- Complete assigned carpentry tasks such as siding, decking, framing, roofing, landscaping, finish work
- Assist in estimating and scheduling carpentry projects
- Assist with landscaping improvements and maintenance, incl. leaf raking, weeding, seeding and maintaining lawns.
- Complete regular equipment, tool and property inspections.
- Maintain a clean and safe job site and work area
- Be available on required evenings and weekend for emergency and on-call support.
- Contribute to the development of new processes and plans, and the regular updates of the current plans to ensure we meet our financial and growth targets.
- Other tasks as assigned or required

**Educational Qualifications/Degree**
- High School Diploma or equivalent
- Carpentry program an asset

**Professional Experience**
- 3+ years of carpentry experience

**Functional and Language Skills**
- Carpentry Skills
- Ability to work independently
- Ability to operate power tools safely
- Ability to operate snow removal equipment safely
- Ability to drive snow removal equipment
- Blueprint reading
- Building Maintenance Skills
- Written and verbal English
- French an asset

**Technological Skills**

**Physical, Safety and Security Requirements**
- WHMIS training
- Proper use of Protective Personal Equipment, such as safety glasses, safety boots
- Equipment training, an asset
- Working at Heights / Fall Arrest Training, an asset
- Use of lifting devices/buddy system
- First Aid Certification, an asset

Pay: $20.00-$24.00 per hour
