**Position Summary**:
Maintenance is vital for establishing the community’s reputation for quality as well as for promoting the safety, health, comfort, and sense of well-being for residents, visitors, and staff. The Maintenance Manager is responsible for the overall integrity of the property within his/her assigned location, working closely with the Executive Director. In addition, they will be directly involved with the orientation of training of new/existing staff and residents, while monitoring and maintaining all life safety systems and drill procedures for the community. The Maintenance Manager will oversee the maintenance of their community, including building exterior and interior, grounds, walkways, driveways, and parking lot while tracking and completing preventative maintenance items throughout the seasons. The Maintenance Manager will be expert in emergency preparation and response duties along with hazard communication procedures.
**Qualifications**:
- Must have high school diploma or equivalent.
- Must have a minimum of two years’ verifiable direct maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
- Must have experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine.
- Demonstrate ability to communicate effectively in English, both verbally and in writing.
- Meet state or provincial health related requirements.
- Maintain any certifications as required by state or provincial regulations.
**Essential Duties & Responsibilities**:
- Maintain resident, employee, and community information in strict confidence (with community management or other employees as necessary).
- Assure maintenance of community exterior, including building, lawn, plant and/or flower beds, walkways, driveways, and parking lot, by performing or supervising maintenance tasks or facilitating such performance by outside maintenance services personnel.
- Assure maintenance of community interior, including resident suites, common areas, offices, storage rooms and kitchen, as well as carpet cleaning by performing or supervising outside maintenance personnel.
- Repair community equipment or facilitates repair by outside maintenance services personnel, including but not limited to furnaces, air conditioners, HVAC units, water heaters, plumbing systems, kitchen equipment, and appliances.
- Inspect community daily so as to promptly address maintenance concerns.
- Monitor community maintenance inspections and maintenance requests daily so as to promptly address maintenance concerns.
- Perform all duties associated with preventative maintenance program.
- Implement and assures adherence to Brightwater maintenance programs such as HVAC-related, carpet-related, mildew-related, etc.
- Recommends maintenance related repairs and replacements to Executive Director.
- Assure safe, functional condition of mechanical room.
- Manage and assure all equipment and supplies related to maintenance tasks stored appropriately and safely.
- Perform emergency maintenance services at community on an on-call basis.
- Perform Annual Suite Service of resident suites according to schedule.
- Effectively interact with any corporate maintenance services consultants.
- Effectively interact with any contracted maintenance services personnel.
- Conduct certain components of new employee orientation as directed by Executive Director.
- Conduct education and training classes for employees as directed by Executive Director.
- Maintain Hazardous Chemical Inventory and Material Safety Data Sheets according to community Hazard Communication Program.
- Perform quality assurance audits as assigned by Executive Director.
- Perform duties associated with community emergency and disaster response systems, including but not limited to fire safety, conduct monthly fire drills and monthly missing resident drills, as directed by Executive Director.
- Manage and direct Maintenance Technician (if applicable) to assist with day to day and property related maintenance/housekeeping related tasks, including but not limited to:
New employee orientation, education and training;
Maintaining monthly work schedules.
- Assist in developing, managing, and monitoring capital improvement projects.
- Understand and adhere to maintenance budget.
- Directly oversee Bus Driver duties, including but not limited to:
Compliance with community bus inspection, insurance, and maintenance requirements;
Assuring Bus Driver completes home office driving approval process;
Assuring compliance with community bus cleaning and repair requirements;
Maintaining efficient transportation schedule.
