Capital Projects Manager

Reporting to the Operating Officer, the Capital Project Manager will be responsible for ensuring that all capital projects/renovations meet the highest standards of quality. This role will work closely with the regional team in all cities.Key Duties and ResponsibilitiesProcurementSourcing renovation, maintenance and construction materials for capital projectsIdentify contractors for renovation, major capital expenditure items (roof, boiler, balconies, window etc) and major goods and services in operation (plumbing, electrical, fire safety inspection, roof repair)Capital ProjectsResponsible for major renovation for common areas and exterior or propertiesMajor building improvement- siding, window, balconies, hallway, paving etc.Suite Legalization and creationDetermining scope of workApplication for Development Permits and Building permitsRenovation and construction workMeeting all permit requirementsNext Phase of MainstreetDeveloper- Utilizing Mainstreet land reserve to build residential high-density apartment and affordable housingExpectationsExpanding sources of supply for materials Negotiate best possible pricingInternalization where possibleProject and budgetary controlQuality controlVariance AnalysisGood communication with all departments and senior management on the time schedule and progress of projectTavel to sites across Canada where projects are being worked onSupervision ReceivedWorks under the general direction of the Operating Officer; Able to work independently as well as contribute actively and collaborate openly as a team member. Requirements and skillsEngineering background (Structural/Civil Engineering preferred)Experience in Capital Projects (e.g. managing renovations, major building improvements, and construction projects)Knowledge of AutoCAD an assetKnowledge of building codes and city bylaws an assetMulti-Family Residential Rental Industry experiences beneficialGood interpersonal and time management skillsOrganized with the ability to prioritize and multitaskAttention to detailEffective communicationAbility to travel up to 30% of the time
