Job Summary

The Neeginan Centre Inc. requires a Building Superintendent to oversee the management of building maintenance operations and security for a designated heritage building and other buildings that house education and training programs, health organizations, student housing, and daycare.

Key Responsibilities

Oversee management of building maintenance operations and security. Plan, schedule, train, and supervise staff members in performing regular building maintenance duties such as painting, carpentry, masonry, cement work, and general upkeep of structures, furnishings, equipment, floor coverings, acoustical ceilings, plumbing, heating, air conditioning, electrical, and related systems. Ensure all buildings meet licensing requirements, systems are functioning and permits are current. Project planning and implementation of facility maintenance and building upkeep. Develop accurate forecast needs, milestones, and deliverables. Execute efficient and cost-effective maintenance schedules and processes. Obtain quotes for work required on buildings and work closely with contractors. Conduct regular inspections of structural, electrical, and plumbing to ensure preventative maintenance is ongoing. Prepare furnaces/boilers for annual inspection. Purchase equipment/materials as directed and pick up/return rental equipment. Ensure kitchen grease trap is inspected and cleaned regularly. Coordinate and perform building repairs and maintenance tasks based on assigned work orders and maintenance schedules. Schedule and carry out daily, weekly, monthly, and annual inspections, including testing sprinkler systems, emergency lights, fire alarms, fire extinguishers, and elevators as required by Code. Inventory control and management of supplies and equipment. Other duties and responsibilities as assigned.

Skills and Knowledge

Comprehensive working knowledge of woodworking equipment. Proven track record of success in managing small to medium projects. High degree of technical and mechanical aptitude with knowledge and experience in the operation and maintenance of buildings and related systems, including electrical, plumbing, heating, air conditioning, air make-up units, pneumatic controls, steam boilers, and hot water heating. Knowledge and experience with Building Code requirements and safety standards and regulations. Effective oral and written communication skills. Proficiency in various technology and computerized tracking, maintenance and management systems. Proficient in Microsoft Office Suite, including Excel and Outlook. Knowledge and understanding of Indigenous history, culture, practices, customs, and beliefs. Ability to work independently and in a team environment. Must be self-motivated and well organized.

Qualifications and Requirements

Trades training certificate from an accredited community college or industry certifications in building maintenance with three - five years of experience in general maintenance and repair or demonstrate extraordinary ability complemented by life experience and other training. Experience in building management and supervision of a maintenance and janitorial team. Experience in planning, scheduling, supervising, and training staff. Valid driver's license and access to a reliable vehicle. Clear Criminal Record Check, and Adult and Child Abuse Registry Checks. Valid First Aid / CPR Certification an asset. Must be able to work in a fast-paced environment. Must demonstrate a strong work ethic and reliability. Be available to work evenings and weekends and be on call for emergencies, when required.
