Applicants are encouraged to self-identify on their electronic application.Under the direction of the Supervisor, Building Operations, Facility Maintenance & Operations, the Building Service Technician will be generally accountable for the operational performance and standards compliance of HRM Facilities fire and life safety systems and mechanical equipment.Duties will consist of non-licensed demand, planned and code-compliance maintenance activities which include, but not limited to, visual inspections of fire extinguishers and fire system devices, equipment air filter/oil filter/belt changes, light bulb replacements, monthly testing of emergency exit lighting, installation and regular maintenance of first aid kits and eye wash stations, installation of various product dispensers, installation of health and safety signage, regular maintenance of water softeners and systems, seasonal checks and cleanings of air conditioning/condensing units and exhaust fans and regular updating building systems report binders/logs. The Building Service Technician will also assist in pool operations as required.DUTIES AND RESPONSIBILITIES:First line of response in the care of HRM facilities and the equipment thereinPrimary contact for tenant relationsOversee the safety, functionality and security of HRM facilities for HRM staff and tenantsPerform non-licensed, on-demand repair activities on facilities and equipmentPerform non-licensed, planned maintenance activities on facilities and equipment as per the Preventative Maintenance ProgramParticipate in continuous improvement of Preventive Maintenance ProgramPerform regular facility audits for identification of abnormal situations affecting safety, operation, or security of HRM equipment and facilitiesParticipate in continuous improvement of the facility audit processTake appropriate corrective action upon identification of abnormal situationsRecord all work performed in detail for code requirementsKeep running logs on all buildings maintained by Facility Maintenance and OperationsAssist in Pool Operations when requiredMay perform other related duties as assignedQUALIFICATIONS:Education & Experience:High school diploma or equivalentMinimum 2 years’ experience working as a Tradesperson or Utility Worker in a building maintenance environment carrying out basic on-demand repairs, inspections and preventive maintenance routines to building systems. Categories could be in the areas of mechanical, electrical, plumbing, HVAC, structural, and life safetyBuilding Systems Technician designation an asset; or willingness to obtain certification in the Building Systems Technician programCertified Pool Operators Course (CPO) is an assetNova Scotia Department of Labour 2nd Class Refrigeration Certificate is an assetMust have training in WHMIS and First Aid/CPR or willingness to obtainCurrent & valid NS Driver’s license (minimum Class 5). Must provide drivers abstractMust have training in Entry to Confined Spaces and Fall Arrest or willingness to obtainTechnical / Job Specific Knowledge and Abilities:General knowledge and ability to work with tools safelyClear understanding of the Real Property Service delivery system and its Work Order systemSelf-motivated and self-directedMust be reliable, punctual, and have a good attendance recordMust be willing to complete LEED training if requiredSecurity Clearance Requirements: Applicants may be required to complete an employment security screening check.Please note – Testing may be conducted as a component of the selection process to assess technical and job specific knowledge.
