Summary Responsibility for skilled technical work in the maintenance, repair and upgrading of building systems components and related installations including the performance of a variety of maintenance and installation tasks according to established schedules, methods and procedures. Identify malfunctions and undertake routine repairs or recommend those of greater complexity. Scope of duties & responsibilities Assist in the implementation of a preventive maintenance program for a physical plant. Install, repair and maintain commercial plumbing fixtures and systems. Read blueprints, drawings and specifications to determine layout of plumbing system, water supply network and waste and drainage systems. Operate and adjust control systems and maintain an inventory of parts and supplies. Cut opening in walls and floors to accommodate pipe and pipe fittings. Measure, cut, bend and thread pipes using hand and power tools or machines. Install piping, fittings, tanks and valves in cold and hot water systems. Join pipes using couplings, clamps, screws, bolts, cement or soldering, brazing and welding equipment. Test pipes for leaks using air and water pressure gauges. Participate in all remodelling projects involving plumbing, air conditioning or gas fitting chang-es and/or additions. Tend to maintenance and preventative maintenance programs including cleaning for all plumbing, heating, and air conditioning, and air and vacuum related equipment. Provide advice on installations and fixture upgrades. Respond to plumbing emergency calls. Maintain a supply of regularly used parts and filters in stock, ordering replenishment as necessary. Develop goals and priorities as well as assigns tasks and projects. Develop staff skills and training plans. Be part of the facilities management out-of-hours team, ensuring the successful delivery of all Property and Customer services within the full operational coverage (i.e. 7day//year). Ensure compliance with and endorsement of FM Contract requirements for security. Comply with the Companys Policies, Management Plans and Procedures Fulfil Health & Safety responsibilities by adherence to the requirements of the Company's Health & Safety Policy and Health & Safety Management Plans Support the Company's Quality Policy Statement and actively participate in the achievement of Company and personal Quality objectives Undertake such other duties appropriate to the level and character of work as may reasonably be required within the Department / Service. Requirements / Qualifications BC Trades Certification or Red Seal IP certification in Plumbing trade. A or B Gas Fitters certification and/or Backflow Cross Connection certification are an asset. A minimum of 10 years of Journeyman Plumber experience within a large public organization. Working knowledge of material system, methods and equipment used in facility maintenance work. Knowledge of occupational hazards, safe working practices and applicable regulations in Facility Management in accordance with Work Safe Regulations. Ability to establish and maintain satisfactory standards of maintenance and to implement predictive and preventative maintenance schedules. Ability to work in a team environment with a minimum of supervision and be collaborative in dealing with fellow employees. Ability to establish and maintain effective relationships with customers by being customer focused and responding promptly to customer needs. C. Drivers Licence Knowledge of First Aid and CPR. Logical, intuitive, systematic problem solver with attention to detail. Ability to communicate effectively with lead-hand, co-workers and customers avoiding un-necessary conflict. Ability to meet enhanced government security clearance requirements to obtain a Transport Canada security clearance and the ability to obtain and maintain an Airside Vehicle Operators Permit.
