QUALIFICATIONS
- Enthusiasm and genuine passion for Real Estate and Real Estate Finance;
- A minimum of 5-10 years with proven expertise in developing and managing complex real estate financial models and budgets;
- In-depth knowledge of the real estate development process, including land acquisition, entitlement, construction, and sales;
- Experience with real estate legal documents and agreements, including purchase and sale agreements, leases, financing documents, partnership agreements, and other transactional paperwork, with the ability to identify key financial and risk-related terms;
- A professional designation (CPA, CFA), or actively working towards one, is an asset;
- A strong commitment to producing accurate and comprehensive work product;
- Excellent interpersonal skills with an ability to work effectively both independently and in a team environment;
- Strong stakeholder management skills, including the ability to communicate effectively with investors, lenders, and other key stakeholders;
- A collaborative team player with strong verbal and written communication skills combined with a strategic thinking capability;
- Exceptional organizational, multi-tasking and problem-solving skills;

DUTIES & RESPONSIBILITIES
The Director of Finance will play a critical role in underwriting, analyzing and monitoring Strand Projects. This position encompasses a range of responsibilities, including assisting in team leadership and strategic financial analysis. The duties and responsibilities include, but are not limited to, the following:
- Assist in leading and managing the finance team, fostering a collaborative environment and high-performance environment while ensuring professional growth and development of team members.
- Develop and oversee the preparation of comprehensive financial models to help inform strategic decisions on potential and ongoing development projects.
- Develop and oversee the creation and maintenance of multi-year cash forecasts and return metrics for ongoing development projects.
- Provide strategic recommendations to Senior Management based on financial analysis and insights.
- Coordinate and prepare key materials for capital raises, including financing requests, investment memorandums, and other investor presentations, while building and maintaining relationships with stakeholders.
- Conduct and oversee complex financial analyses, such as scenario analysis, sensitivity analysis, and risk assessment, to support investment and project decision-making.
- Coordinate and create key reporting materials for both internal and external stakeholders, including monthly and quarterly reporting packages for Senior Management.
- Manage the regular process of updating and maintaining development budgets on an ongoing basis, including variance analyses to ensure projects stay within budget and meet financial targets.
- Drive inter-departmental collaboration to align project teams with financial objectives and overall company strategy.
- Oversee and conduct extensive market research to support investment strategies, keeping current with market trends, regulatory changes, and economic conditions affecting real estate development.
- Review, analyze, and provide strategic input on financial and legal agreements for ongoing and upcoming development projects, identifying and mitigating potential financial and operational risks.
- Spearhead special projects and ad-hoc initiatives leveraging financial expertise to support evolving business needs and strategic opportunities.
