Job SummaryThe Residential Property Care Specialist manages all aspects of assigned residential rental portfolios, including hands-on general maintenance. The ideal candidate is well-organized, detail-oriented, and functions well in a fast-paced work environment while adhering to the Porte Promises. This role involves managing higher-end new construction residential properties in Calgary's Marda Loop and Altadore communities. Preference will be given to candidates willing to reside in one of the managed properties or within 2 kilometers of the community.
Key ResponsibilitiesThis position reports to the Calgary Property and Leasing Manager and works collaboratively with the General Manager, Operations Manager, and Accounting Department, as well as external consultants. Key responsibilities include:
- Hands-on property management, troubleshooting, and light maintenance
- Snow clearing, salting, and landscaping to supplement 3rd-party services
- Regular inspections and cleanup of garbage around properties
- Assisting in annual budget preparation and advertising vacant suites
- Completing inspections and renewals of expiring leases, eligible for leasing commissions
- New tenant showings, market surveys, and rental rate determination
- First point of contact for tenant issues, ensuring resolution
- Coordinating regular servicing of critical equipment and components
- Arranging maintenance and repairs, implementing Rent Café, and coordinating in-suite upgrades
- Following up on arrears rent and initiating evictions as required
- Maintaining accurate databases and reporting to building owners
- Responding to after-hours emergencies according to the company emergency protocol
