Building Facilities Maintenance Technician

Main Responsibilities:
The successful candidate will be responsible for ensuring the smooth operation of the facility's mechanical and electrical systems. Key responsibilities include:
- Monitoring and controlling property equipment to guarantee optimal performance and efficiency;
- Ensuring the safe and efficient operation of all components of the facility, including boilers, chillers, cooling towers, HVAC equipment, emergency generators, and related systems;
- Implementing safe work practices and adhering to WHMIS and OH&S policies in all work activities;
- Completing scheduled and unscheduled maintenance work, including inspections of HVAC, mechanical, electrical, and life safety equipment;
- Testing and recording chemical treatment of all fluid systems;
- Monitoring central HVAC and building-related systems, performing routine preventive maintenance, and repairs;
- Seasonal shutdown/startup of heating/cooling systems, chillers, and cooling towers;
- Monitoring the Building Automation System for operating trends and revising set points and operating schedules;
- Monthly recording of utility check meter readings, analyzing consumption data, and reporting anomalies in consumption trends;
- Testing and logging emergency generators and fire pumps as per schedule;
- Ensuring the monitoring and control of all life safety equipment, including fire alarms and sprinkler systems, fire hydrants, standpipe connections, fire doors, etc.
The Facilities Maintenance Technician will also be responsible for:
- Coordinating access for third-party service providers and shutting down building systems to accommodate tenant improvements and modifications;
- Inspecting equipment to ensure it operates within correct parameters;
- Troubleshooting mechanical equipment failures and performing/ coordinating unscheduled repairs;
- Reporting deficiencies and issues relating to building envelope controls, equipment, and mechanical systems to management;
- Performing general maintenance and housekeeping, including painting, sweeping, shoveling, pressure washing, light bulb replacements, and other related tasks;
- Responding to tenant calls regarding operations queries and building emergencies, coordinating with tenants to ensure timely and proper repairs;
- Being available for emergency call-out response and assistance;
- Performing other duties as assigned by the Property Manager.
Qualifications:
The ideal candidate will possess:
- A High School diploma or equivalent;
- At least 2 years of direct work experience in building operations/facility management;
- Working towards completion of BES I/II, FMA, SMT, or equivalent;
- Knowledge of HVAC, electrical, fire alarm panels, sprinkler systems, emergency power generators, plumbing, and related systems;
- Ability to understand and interpret specifications and related system drawings, schematics, and blueprints;
- Familiarity with automated preventative maintenance programs and building automation systems;
- Ability to communicate effectively and concisely;
- Familiarity with Provincial Health & Safety Legislation (i.e., WHMIS, Occupational H&S Act);
- Physical fitness enabling reasonable lifting, pushing, pulling, climbing, walking;
- Working at heights certification (will be trained);
- Class G driver's license;
- Proficiency in MS Office;
- Ability to work evenings and weekends, as being on a rotation on-call schedule is required.
Salary:
The estimated salary for this position is between $60,000 to $80,000 per annum, depending on experience and qualifications.
