**Job Title:** Senior Commercial Property Accountant

**About the Role:**

We are seeking a highly skilled Senior Commercial Property Accountant to join our clients dynamic Accounting Team within their Property Management division at Newlands Group. The ideal candidate will have a solid background in real estate and a thorough understanding of real estate asset reporting.

**Key Responsibilities:**

  • Prepare and report monthly financial statements, including HST and other relevant taxes.
  • Reconcile bank statements, mortgages, loans, and monthly journal entries to ensure accuracy and compliance.
  • Prepare and process annual Tenant CAM/TAX recovery reconciliations, investigating and validating recovery rules in tenant leases.
  • Verify coding and ensure accurate processing of accounts payable, obtaining authorization from property managers and reviewing payments before submitting for management approval.
  • Ensure proper chargeback of utilities and other expenses to tenants, maintaining a high level of accuracy and attention to detail.
  • Prepare intercompany billings for commissions, management fees, and maintenance wages, ensuring timely and accurate submissions.
  • Prepare and submit annual MPAC financial reporting requirements and vacancy rebates, meeting regulatory and compliance standards.
  • Prepare and submit quarterly financial statement surveys as required by Statistics Canada, maintaining confidentiality and discretion.
  • Prepare year-end audit working papers and liaise with auditors, ensuring seamless communication and cooperation.
  • Generate various accounting reports and analyses as needed, providing insights and recommendations to stakeholders.
  • Prepare both audited and unaudited financial statements for internal and external stakeholders, maintaining transparency and accuracy.
  • Prepare and review annual budgets and quarterly forecasts, ensuring alignment with business objectives and goals.
  • Support property management personnel with financial accounting matters, providing expert guidance and advice.
  • Perform other duties as assigned by management, demonstrating flexibility and adaptability.

**Qualifications:**

  • CPA designation is highly preferred, with 3+ years of relevant industry experience.
  • University degree in Business, Accounting, or a related field.
  • Excellent communication skills, both written and verbal, with the ability to engage effectively with all levels of the organization.
  • Advanced proficiency in Microsoft Excel.
  • Strong experience with Yardi Voyager 7S financial reporting software.
