Job Title: Building Operator

Triovest, a leading commercial real estate company, is seeking a skilled Building Operator to join our Hamilton team on a 6-month contract. In this role, you will be responsible for the day-to-day operations of the building's mechanical systems and facilities.

Key Responsibilities:
  • Monitor, log, and perform maintenance on building equipment and systems, including DDC, security access, lighting controls, water treatment, and preventative maintenance programs.
  • Perform general repairs and maintenance to the interior and exterior of the building as required.
  • Respond to tenant requests and complete work orders as assigned.
  • Administer files and records, including processing work orders, purchase orders, and project documents.
  • Monitor energy efficiency aspects and complete required monitoring.
  • Monitor tenant construction and capital projects to ensure base building systems are not altered or damaged.
  • Maintain inventory for filters, fuses, lamps, ballasts, plumbing supplies, and HVAC parts.
  • Ensure Fire Safety Equipment complies with Fire Code and follow fire safety procedures annually.
  • Liaise with outside contractors to ensure compliance with building rules and regulations.
  • Assist in budgeting for the building and ensure compliance with budgeted costs.
  • Respond to after-hours emergency situations as part of the on-call rotation.
Qualifications and Attributes:
  • 1-3 years' experience in commercial building operations.
  • Valid Driver's License required.
  • Willing to work on a rotating on-call schedule.
  • Willing to travel between buildings as needed within the assigned portfolio.
  • Post-secondary education in a related discipline, BES Certification.
  • Knowledge of building mechanical/electrical equipment, building automation, HVAC, electrical, and plumbing systems, preventative maintenance programs, and Fire Code.
  • Knowledge of Health & Safety procedures (WHMIS, Lockout & Tag out, fall protection, and mold).
  • Proficient in various computer software and systems (Microsoft Suite, access, DDC Systems).

  • Proven organizational and multi-tasking skills with an ability to meet deadlines.
