Job Description

We are seeking a highly skilled Residential Operations Director to join our team at GreenWin.

This is a full-time position that offers a competitive salary of $95,000 - $110,000 per year, depending on experience.

Key Responsibilities:
  • Supervise and manage staff to drive results and achieve top performance in residential high-end properties.
  • Develop building management processes to meet client requirements and ensure effective maintenance and repairs.
  • Conduct regular inspections of common areas, building exteriors, and landscaping to ensure high standards are met.
  • Communicate effectively with residents and external parties to address concerns promptly and thoroughly.
  • Plan and manage replacement of major capital expense items such as HVAC systems, roof systems, and parking lot surfaces.
  • Ensure timely completion of on-site work and approve invoices for all services required to maintain the properties.
  • Analyze operating variances and prepare reports, budgets, and forecasts as needed.
  • Institute collection procedures for late-paying tenant accounts and stay current with new technologies and systems related to property management.
  • Create opportunities for cost-reductions through innovation and research, and build sustainable relationships with staff, clients, stakeholders, co-workers, and vendors.
  • Participate in meetings and offer recommendations/ideas on projects and processes.
Requirements:
  • A minimum of five (5) years' experience in property management, preferably in residential high-end properties.
  • A degree in business administration, real estate finance, or a related field, or equivalent experience.
  • Knowledge of applicable provincial and municipal legislation, including the Residential Tenancies Act.
  • Excellent leadership, staff management, and teambuilding skills, as well as effective written and verbal communication skills.
  • A well-defined sense of diplomacy, conflict resolution, and people management skills, with a high degree of resourcefulness, flexibility, and adaptability.
  • A valid driver's license is required.
