Building Operations Specialist

We are seeking a highly skilled Building Operator to join our team at RioCan. As a key member of our operations team, you will be responsible for ensuring the day-to-day maintenance and operation of our retail properties are conducted in a safe and efficient manner.
Key Responsibilities- Respond to tenant service requests in a timely and professional manner;
- Liaise with tenants and contractors to maintain positive relationships and ensure seamless operations;
- Conduct daily property checks to ensure the property is maintained in a first-class condition;
- Oversee preventative maintenance and repairs, including HVAC systems, to minimize downtime and ensure optimal performance;
- Ensure fire life safety systems are operating efficiently and effectively;
- Proactively identify and rectify any general maintenance issues, including painting, building envelope, janitorial, snow removal, landscaping, signage, lighting, and pressure washing, to maintain the curb appeal of our properties;
- Monitor and maintain mechanical equipment, including building automation systems, to ensure optimal performance and efficiency;
- Review and monitor contracted work to ensure scope of work is being performed in compliance with building standards;
- Coordinate contractor access and ensure all deficiencies are rectified in a timely manner;
- Communicate with management on building inefficiencies and provide recommendations for improvement;
- Liaise with internal and external contacts for prompt and professional investigation and resolution of concerns;
- Provide on-call coverage and be available to work after-hours and weekends for any site emergency and/or unscheduled work;
- Assist with seasonal building requirements, including basic plumbing, lighting, electrical, elevating devices, roofing, carpentry, and miscellaneous repairs;
- Communicate and execute work procedures as set out by management;
- Travel between properties as required;
- Other assigned duties as required.
- Minimum 3 years of previous relevant work experience;
- 4th or 5th Class Power Engineering Certification is required;
- Ability to manage tight deadlines and work under pressure;
- Ability to adapt to new processes and procedures;
- Work may involve uncomfortable environmental working conditions;
- Maintenance experience in a retail/commercial property environment is an asset;
- Sound knowledge of HVAC systems, plumbing, electrical, emergency systems, and fire and life safety;
- Execute all work in a safe and professional manner and in compliance with Occupational Health and Safety Legislation guidelines and other applicable regulations;
- Familiarity with safe work practices and construction standards;
- Ability to prioritize and schedule all work to meet deadlines;
- Ability to work independently, with minimal supervision;
- Excellent computer skills (Microsoft Office - Excel, Word, Outlook, etc.);
- Strong administrative and organizational skills; ensures operations records, files, and documentation are maintained in an orderly, accurate, and timely fashion;
- Exceptional communication skills, communicate effectively and professionally, both oral and written, within the company and clients;
- Mature and self-motivated team player.
