Job Description
As a Maintenance Technician at The Michaels Organization, you will play a vital role in ensuring the physical integrity of our communities. This involves maintaining a safe, secure, and comfortable living environment for residents, visitors, and staff. You will be responsible for carrying out assigned duties in a safe manner and performing other tasks as requested by the Maintenance Manager and Community Manager.
Responsibilities
- Be knowledgeable of pertinent laws and applicable regulations, including EPA and OSHA regulations governing proper storage and management of hazardous materials.
- Aware of the condition throughout the property and immediately initiate action to correct unsafe conditions.
- Aware of all utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
- Perform basic and advanced HVAC repairs to residential heating and cooling systems.
- Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
- Perform light plumbing work, including clearing stoppages and replacing fittings.
- Perform carpentry work, including fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, as well as exterior and interior painting.
- Replace broken glass, tile, screens, garbage disposals, fixtures, appliances, draperies, locks.
- Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.
- Respond to work orders and resident concerns in a timely and professional manner.
- Assist make-ready staff as required and directed by the Maintenance Supervisor to meet deadlines.
- Complete accurate records regarding preventive maintenance and work orders.
- Report any maintenance or resident-related concerns to the manager and/or supervisor in a timely manner.
- Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.
- Attend and participate in training seminars as requested.
- Evaluate and maintain inventory levels of spare parts and supplies, informing the Maintenance Supervisor of shortages.
- Perform other duties as assigned.
Qualifications
To succeed in this role, you should possess the following qualifications:
- HVAC certification preferred.
- One-year experience or training in areas such as carpentry, light plumbing work, light electrical work, painting, refurbishing, and cleaning.
- Proven knowledge and application of codes, laws, and regulations.
- Must be able to pass background investigation and drug test screening.
Required Education/Training
You should have the following education and training:
- High School Diploma or GED.
- Valid Driver's License and acceptable driving record.
- All specific certifications required by law.
- Must successfully complete all required courses, classes, and training provided.
Required Skills and Abilities
You must possess the following skills and abilities:
- Ability to work as part of a team and independently.
- Work in a fast-paced and customer service-oriented environment.
- Perform duties under pressure and meet deadlines in a timely manner.
- Read and write legibly to complete required maintenance reports and requests.
- Read and interpret technical drawings and diagrams.
- Prioritize and manage daily workload to ensure successful completion.
- Take instructions from supervisors.
- Exercise problem-solving skills.
- Interact with co-workers, supervisors, vendors, residents, guests, and the public in a professional and pleasant manner.
- Knowledgeable and skilled in the safe use of maintenance tools.
Working Conditions
As a Maintenance Technician, you will be expected to work 40 hours per week, including evenings, weekends, and holidays if required for emergency, on-call, or scheduled shifts. Overtime hours may be required.
You must also be able to drive a vehicle for picking up replacement parts and supplies if required.
You will be exposed to dust, dirt, solvents, paint, and other cleaning supplies. You will be required to use hand and power tools in a safe manner and wear eye protection when necessary for safe job performance.
