About the Role

The Building Maintenance Technician III - Stationary is a key member of our facilities operations team, responsible for ensuring the smooth operation of our facilities. This includes, but is not limited to, mechanical and electrical systems, as well as other supporting systems.

Key Responsibilities

  • Troubleshooting
    • Conduct thorough observations of facility conditions and equipment to identify areas for enhancement and repair.
  • Maintenance
    • Perform work in accordance with established processes and practices.
    • Comply with all internal and external requirements, including environmental, health and safety, and fire protection regulations.
    • Conduct regular facility inspections to ensure uptime objectives are met and client operations are uninterrupted.
    • Respond to routine and on-demand service requests and perform preventative and corrective maintenance on facility mechanical equipment and systems.
    • Monitor assigned facilities through regular walkthroughs to identify potential issues and ensure asset integrity.
    • Operate facility mechanical and electrical systems.
    • Manage work order life cycles, ensuring timely completion and accurate recording of resolution data.
    • Assist in implementing preventative maintenance programs to identify and address deficiencies.
  • Client Relations
    • Enhance tenant and customer satisfaction through excellent service delivery and communication.
  • Administration
    • Participate in facility-related projects and initiatives.
    • Ensure work is performed in compliance with corporate and legislated policies, procedures, and guidelines.
    • Maintain assigned tools and equipment, arranging for repair and replacement as needed.
    • Submit expenditures in a timely manner.
    • Perform other duties as assigned.

Requirements

  • High school diploma plus trades training and/or certification or licensing.
  • Minimum 3 years' experience in preventive and corrective maintenance on heating, ventilation, and air conditioning systems, or pneumatic or hydraulic systems.
  • Sound knowledge of processes and practices related to facility operations and maintenance.
  • Demonstrated ability to maintain, troubleshoot, and repair mechanical and other building systems and equipment.
  • Strong environmental, health, and safety mindset.
  • Strong client-service orientation and sense of urgency.
  • Knowledge and understanding of Building Automation Systems (BAS).
  • Effective communication skills for data relay, exchange, feedback, and clarification.
  • Mentoring skills to support lower-level technician development.
  • Ability to work shifts, be available for on-call/standby, and emergency call-outs as needed.
  • Strict adherence to Health and Safety policies, including wearing required Personal Protective Equipment (PPE).
  • Ability to obtain appropriate security clearance.
  • Knowledge and understanding of HVAC Systems.
  • Building Operator Certification or equivalent through an accredited institution required.
