Real Estate Portfolio Manager

We are seeking a Commercial Property Manager to work under the direction of the General Manager. This position requires strong knowledge of commercial properties and condominium experience.
Key Responsibilities:
- Cost Management: Manage operating expenses to ensure efficient use of resources.
- Rent Collection and Arrears Management: Collect rent and manage arrears to minimize losses.
- Marketing and Leasing: Market and lease retail and condominium units to maximize occupancy and revenue.
- Lease Renewals: Renew leases to maintain favorable terms and conditions.
- Purchase Order Processing and Contractor Management: Process purchase orders and manage contractors to ensure timely completion of projects.
- Work Order Processing and Administration:
- Lease Administration: Administer leases to ensure compliance with terms and conditions.
- Maintenance Management: Manage maintenance to ensure timely completion of tasks and minimize disruptions.
- Client Management: Manage client relationships to ensure satisfaction and retention.
- Management Reporting: Provide regular management reports to stakeholders.
- Staff Supervision and Management: Supervise and manage assigned staff to ensure effective performance.
- On-Call Response: Respond to after-hours emergencies as required.
- Leasing and Marketing: Assist with leasing and marketing vacant spaces to maximize occupancy and revenue.
- Coordinate with Listing Brokers: Coordinate with listing brokers to ensure effective marketing and leasing.
- Preparation of Lease and Renewal Documentation: Prepare lease and renewal documentation to ensure compliance with terms and conditions.
- Lease Setup, Charge-Backs, and Adjustments in Yardi: Set up leases, process charge-backs, and make adjustments in Yardi to ensure accurate accounting.
- Account Analysis and A/R Collection: Analyze accounts and collect outstanding balances to minimize losses.
- Budgeting and Year-End Recoveries: Assist with budgeting and year-end recoveries to ensure accurate financial reporting.
- Property Management Office Administration: Manage the property management office, including typing, distributing correspondence to tenants, filing, and answering phones.
Requirements:
- Five Years Experience in Property Management: Requires five years of experience in property management.
- Commercial Property and Condominium Management Experience: Requires a minimum of three years of commercial property and condominium management experience.
- Yardi Experience: Experience with Yardi is an asset.
- Strong Lease Negotiation Skills: Requires strong lease negotiation skills.
- Contract Management and Trade Supervision: Requires strong contract management and trade supervision skills.
- Energetic Leadership: Requires energetic leadership with the ability to identify, evaluate, and develop new ideas with supportable results.
- Solid Analytical Strengths: Requires solid analytical strengths with the ability to apply logic and reasoning to effectively manage projects, analyze complex financial, legal, and contractual problems, and provide solutions or recommendations.
- Effective Negotiation Skills: Requires effective negotiation skills to influence and impact at all levels – senior management, peers, direct and indirect reports.
- Solid Analytical and Problem-Solving Skills: Requires solid analytical and problem-solving skills with the ability to identify risk and mitigate liability.
- Superior Oral and Written Communication Skills: Requires superior oral and written communication skills.
- Strong Computer Skills: Requires strong computer skills – MS Word, Excel, Access, and Outlook.
- Reliable Vehicle: Requires a reliable vehicle for traveling to various sites.
