Key Responsibilities:

The Project Coordinator will be responsible for implementing and managing the company's estimating, purchasing, and construction management systems to support the delivery of complete and accurate budgets. They will also provide timely, organized, and cost-effective materials, labor, and subcontractors to the sites in accordance with the project budget and schedule.

Essential Duties & Responsibilities:

  • Assist the Construction Management and Development teams in customer relations, construction planning, and project management to ensure projects are completed on time, on budget, and within quality and regulatory parameters.
  • Oversee tender calls, requests for information, change management, quality control, quantity take-offs, and attend design meetings and trade meetings for multiple projects concurrently.
  • Maintain accurate documentation, including drawings and change order information.
  • Identify and resolve obstacles to achieve the successful completion of on-time projects. Develop conceptual estimates, review preliminary specifications, make allowances and justifications, and tender all known scopes of work.
  • Develop initial construction schedules based on scope, budget, and discussions with clients.
  • Make recommendations for alternative pricing or product selections to keep direct construction costs down and maximize cost-to-value ratio.
  • Ensure complete and accurate construction drawings and obtain Building Permits.
  • Organize and conduct pre-construction meetings with trades and consultants, provide pre-construction checklists, specifications, estimated schedules, and drawings.
  • Maintain trades and vendor relations and preferred bid lists, ensuring up-to-date insurance and WCB certificates.
  • Implement and manage purchasing systems, including writing, approving, and cost-coding invoices, verifying they are in accordance with quotes and budgets.
  • Manage Product Selection processes with clients, design constraints, project-specific and subcontract-specific budgets, change orders, schedules, purchase orders, cash flow forecasts, and cost reporting.
  • Provide clients with Operations and Maintenance Manuals and deficiency lists.
