About the Opportunity

The successful candidate will be responsible for setting up new pre-construction and construction projects in Yardi, ensuring compliance with Delegated Authorities and Development Procedures. Key responsibilities include:

  • Managing joint venture projects, including setting up new templates, mapping into accounts, and preparing accounting profit and loss analysis and balance sheet reports.
  • Providing support with funding & construction loan draw, financial & construction reporting, draw & equity reconciliation, and ensuring compliance with protocols.
  • Conducting monthly audits and identifying data discrepancies with posted accounting records.
  • Reviewing monthly reports submitted by third-party managers and following up with them to rectify discrepancies.
  • Communicating issues and resolutions with stakeholders to ensure alignment for financial reporting and compliance with accounting policies.
  • Reviewing and approving monthly development construction draws requests and co-owner cash call requests, ensuring compliance with loan draws & cash call procedures and internal controls.
  • Coordinating with Tax, Treasury, and Finance to execute cash calls and resolving discrepancies with third-party managers.
  • Producing monthly and quarterly reports for partners, providing supporting documentation, and sharing information with Properties, Finance, Tax, and Valuation teams.
  • Assisting the Manager with the preparation of year-end tax and statutory financial statements and related notes to the financial statements.
  • Reviewing, approving (or rejecting), and posting development project invoices in Yardi, ensuring compliance with tax requirements, correct coding, contract, and budget variance review.
  • Ensuring project bank accounts have sufficient funds for emergencies and rush payment requests by coordinating with various teams.
  • Reviewing monthly job costing for appropriate accruals are posted (including TI installaments) relating to development projects and monitoring Ledger & Job Costing posted with Development approval.
  • Communicating with stakeholders in Development and Property to rectify any discrepancies.
  • Monthly and quarterly review of budget variances, cash flow forecasting in Yardi, and coordinating with the Development Team to ensure compliance with budget revisions procedures.
  • Processing budget revisions in Yardi and providing support for closing the final project proforma cost and profit return, reconciling accounting records for the completed development project, and liaising with various stakeholders.
  • Producing quarterly reports on project recoverables and preparing monthly reconciliation and following up with Development Property Accounting, Finance teams regarding any discrepancies and status of recoverable from tenants and operations.
About You

We are seeking a highly skilled and experienced professional with a strong background in accounting, preferably with a CPA designation. The ideal candidate will have a minimum of 2 years of direct real estate mixed-use development, property management, and construction industry exposure. Key qualifications include:

  • Excellent understanding of financial analysis, NPV, IRR, cash flows, and profit return analysis related to real estate development & redevelopment projects.
  • Working experience with IFRS and financial reporting.
  • Excellent proficiency in advanced Excel, including H-lookup, V-lookup, macros, and pivot tables.
  • Working experience with project/s in a joint ventures business environment.
What We Offer
