Job Overview:
Sterling Karamar Property Management is seeking a highly skilled and experienced Resident Manager to join our team. As a key member of our property management team, you will be responsible for maintaining the physical condition of our properties, ensuring high-quality customer service, and efficient operations.

Main Responsibilities:
- Maintain strong relationships with tenants through exceptional customer service.
- Ensure prompt service to tenants and prospective tenants, enforcing landlord rules and regulations as needed.
- Serve 24-hour notice for scheduled maintenance and inspections, delivering communication and legal notices to residents.

Information & Relationship Management:
- Provide information about vacant suites to prospective residents, answering questions in a timely and pleasant manner.
- Schedule appointments, build relationships, and show vacant suites, following up on guest cards and daily traffic reports.
- Promote tenant retention by communicating effectively with existing residents and addressing their issues in close cooperation with the Property Management team.

Leasing & Lease Administration:
- Respond to rental inquiries via email and phone within the same day, booking appointments with prospects and providing them with the rental application link via Property Vista.
- Collect necessary documents, schedule Tenancy Agreement signings, and perform move-in inspections, notifying applicants of their status within two business days.
- Organize and administer the residential referral program, recording all leased units and inspecting vacant units regularly.

Rent Collection:
- Collect weekly rent arrears through phone calls, emails, and door knocking, depositing same-day rent cheques to the bank outside of the GTA area.

Maintenance & Repairs:
- Supervise trades and suppliers, coordinating facilities service and repairs, and updating maintenance requests in Property Vista.
- Issue Purchase Requisitions, respond to facility emergencies, and investigate repair requests, submitting Occurrence Reports as needed.
- Maintain the building's cleanliness through daily walk-throughs, supervising cleaning, snow removal, and landscaping operations, and conducting minor repairs as directed.

Cleaning:
- Thoroughly clean common areas, including lobbies, laundry rooms, washrooms, hallways, staircases, elevator cabs, garbage chutes, and garbage rooms, using designated chemicals and equipment.
- Clean and polish stainless steel, ensure outdoor grounds are litter-free, and empty trash/garbage cans.

Safety:
- Ensure life safety systems are inspected and functioning correctly, completing daily/monthly checklists.
- Inspect mechanical rooms, identify and report safety hazards, and schedule rectification.
- Inspect sidewalks and driveways during winter, correct hazardous conditions, and maintain a daily snow log.

Qualifications:
- Minimum: High school diploma (Grade 12).
- Preference: 3-5 years of technical and practical experience, preferably as a Resident Manager.
