JOB SUMMARY

The Engineering Operations Director is responsible for overseeing the comprehensive maintenance of the property, ensuring the safety, security, and protection of assets. This role involves managing budgets, capital projects, preventative maintenance, and energy efficiency initiatives. The Director will develop and implement strategies that align with the expectations of both guests and employees while optimizing financial performance. Additionally, this position ensures compliance with all relevant standards and regulations and leads the emergency response team for facility-related issues.

CANDIDATE PROFILE

Education and Experience


• A high school diploma or GED with a minimum of 6 years of experience in engineering and maintenance or a related field, including technical training in HVAC-R, Electrical, or Plumbing.

OR


• An associate degree from an accredited institution in Building and Construction, Engineering, Mechanics, or a related discipline, along with 4 years of experience in engineering and maintenance or a related field, including technical training in HVAC-R, Electrical, or Plumbing.

CORE WORK ACTIVITIES

Managing Engineering Operations and Budgets


• Collaborates with property and regional engineering leadership to assess Engineering performance against budgetary goals and identify areas of concern.


• Oversees the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems, adhering to Standard Operating Procedures.


• Manages service contracts to fulfill property requirements.


• Ensures that the fire response team is well-versed in all procedures, equipment, and alarms.


• Guides and supports the engineering leadership team in effectively managing controllable expenses, including wages, utilities, and supplies.


• Develops and maintains an engineering operating strategy that aligns with the property’s business objectives.


• Prepares and manages the Engineering budget, ensuring departmental goals are integrated into operational plans.


• Reviews financial reports to evaluate Engineering performance against budget and proactively addresses potential concerns.


• Communicates departmental goals clearly to achieve desired outcomes.


• Supervises construction projects to ensure timely completion within budget.

Maintaining Engineering Standards


• Ensures compliance with all applicable regulations at the state, local, and federal levels.


• Maintains life safety systems, including fire-fighting equipment and alarm systems.


• Ensures that all building and equipment licenses, permits, and certifications are current.


• Administers property policies consistently and fairly.

Managing Profitability


• Monitors departmental operations to ensure adherence to budget by reviewing operating statements and payroll reports.


• Manages payroll functions and controllable expenses to meet or exceed budget goals.


• Participates in the development of capital expenditure goals and manages related projects.


• Engages in the budgeting process for assigned responsibilities.


• Prepares regular financial critiques to assess performance.


• Educates staff on the impact of departmental operations on overall financial goals.

Conducting Human Resources Activities


• Ensures fair and equitable treatment of all employees.


• Completes disciplinary procedures and documentation in accordance with established operating procedures.


• Utilizes employee feedback to address concerns promptly.


• Recognizes and celebrates team member contributions publicly.


• Resolves guest issues and complaints effectively.


• Maintains ongoing communication within the engineering operation to align daily activities with business objectives.
