Job Title: Property Accountant

Accoravillage is seeking a highly skilled Property Accountant to join our team. As a Property Accountant, you will be responsible for ensuring the accurate and timely completion of financial reporting for assigned properties.

Key Responsibilities:
  • Financial Reporting: Prepare and deliver accurate and timely financial reports to project partners and co-owners.
  • Accounting Records: Maintain up-to-date accounting records for all properties, adhering to generally accepted accounting principles and company guidelines.
  • Reconciliations: Reconcile and maintain a full understanding of balance sheet and income statement accounts, preparing detailed variance analyses of revenue and expenses.
  • Tenant Billing: Review and post monthly rent roll, prepare rental charge notices, and deliver to tenants 60 days prior to the effective increase date.
  • Accounts Receivable: Reconcile and monitor accounts receivable, preparing accurate tenant chargebacks on a timely basis.
  • Property Tax Billings: Prepare property tax billings for tenants not billed monthly, in accordance with tenant leases and within 24 hours of receipt of the property tax bill.
  • Tenant Query Log: Maintain and clear tenant query log, ensuring tenant files are current at all times.
  • Tax Reconciliations: Reconcile and remit GST and other legislated taxes.
  • Cash Distributions: Prepare monthly cash distributions.
  • CAM/Tax Recoveries: Prepare all CAM/tax recoveries adjustment billings in accordance with tenant leases and deliver to tenants within 90 days of year-end.
  • Budgeting: Complete accounting portion of assigned budgets within assigned deadlines.
  • Auditor Requirements: Assist with auditor requirements, including company audit firm and partner/co-owner audit firms, as well as government audits when required.
  • Leasing and Disposition Fees: Ensure timely, accurate, and complete leasing and disposition fees.
  • Property Acquisitions and Dispositions: Assist in accounting of property acquisitions and dispositions, participating in due diligence and statement of adjustment phases as required.
  • Accounting Processes: Continuously monitor and review accounting processes and procedures, recommending changes to improve internal controls and efficiencies.
Requirements:
  • Education: University or college degree.
  • Professional Designation: Enrolled in 3rd or 4th level of a Professional Accounting designation (CGA, CMA).
  • Experience: Minimum 3 to 5 years accounting experience or 3 years property accounting experience preferred.
  • Skills: Good oral and written communication skills, intermediate to advanced Excel skills, and working knowledge of Real Estate/Property Management Software (Yardi preferred).
