Abstract Developments is in search of a seasoned Construction Site Manager to oversee our projects.

Key Responsibilities:

The Construction Site Manager is tasked with supervising designated projects, ensuring they are completed efficiently and to the highest standards of quality while adhering to design specifications. This role also includes enforcing Abstract's safety protocols and ensuring compliance among all personnel and subcontractors.

Core Duties:

  • Oversee internal teams, subcontractors, suppliers, and trades to align with project design.
  • Collaborate with Development Managers, Project Managers, and Sales Teams to ensure adherence to Abstract's quality standards.
  • Manage project budgets, monitor discrepancies, and implement corrective measures when necessary.
  • Provide weekly updates to Senior Superintendents and Project Managers regarding project status.
  • Conduct daily site inspections, including safety checks, weekly trade meetings, and bi-weekly consultations with stakeholders.
  • Maintain a detailed daily log of site activities, including trade work, weather conditions, and other relevant notes.
  • Ensure compliance with local codes and regulations to prevent fines and disruptions.
  • Foster a safe and healthy work environment by adhering to safety standards and legal regulations.
  • Implement and update the master construction schedule in collaboration with the Project Manager.
  • Plan construction sequencing in coordination with Project Managers and ensure timely issuance of RFIs.
  • Prepare purchase orders and reconcile invoices with the finance department.
  • Track site staff hours and ensure accurate labor cost entries.
  • Ensure compliance with safety regulations and company policies.
  • Provide leadership and guidance to site personnel, contractors, and suppliers.
  • Promote Abstract's core values and participate in company-sponsored events.
  • Coordinate design documents and specifications across various disciplines to enhance the client’s construction experience.

Qualifications and Skills:

Experience:

  • A minimum of ten (10) years in a supervisory role within construction projects, particularly in custom homes, commercial developments, or multi-family projects.
  • Preference for candidates with experience in wood-framed, multi-family, or development projects.

Education and Knowledge:

  • Recent experience and proficiency in all aspects of construction work, including methods, materials, scheduling, and cost management.
  • Commitment to professional development and staying updated on industry trends and innovations.
  • Familiarity with construction management techniques, including scope definition, RFIs, project scheduling, and budgeting.

Certifications and Licenses:

  • Formal certifications such as RSE, GSC, AScT, or P. Eng are advantageous.
  • A valid driver's license is required.

Required Skills:

  • Ability to read and interpret blueprints, specifications, and contracts.
  • Self-motivated with the ability to inspire others.
  • Proficient in managing site logistics and critical path activities.
  • Highly organized with strong managerial, communication, and problem-solving abilities.
  • Excellent technical and communication skills in English.
  • Capable of estimating material needs for efficient project execution.
  • Proficient in using power tools and measuring devices.
  • Able to navigate construction sites safely.
  • Computer literate, with proficiency in Outlook, Word, Excel, MS Project, and familiarity with Procore, Bluebeam, and Jonas.
  • Independent and analytical thinker.
  • Comfortable working in both office and field environments.
  • Able to assist design professionals in resolving construction challenges.
  • Skilled in managing conflicts among site staff, design teams, and external agencies.
  • Confident in making cost-effective decisions.
  • Positive attitude and commitment to promoting Abstract's brand and values.
  • Able to foster relationships within the company and with trade partners.
  • Willing to contribute ideas for improving efficiency and working conditions.
  • Passionate about the role of Superintendent and eager for professional growth.

Work Schedule:

The Construction Site Manager typically works full-time, with hours generally from 7 AM to 4 PM, Monday to Friday, on-site, and must be available for emergencies outside of regular hours. Occasional weekend or evening work may be necessary to meet project deadlines.
