POSITION OVERVIEW
The Building Automation Specialist plays a crucial role in overseeing the Building Automation Systems (BAS) and associated controls within the facility. This includes executing preventive and corrective maintenance, making configuration adjustments, programming, and spearheading optimization initiatives. The specialist is also tasked with ensuring compliance with established processes and regulations, including environmental, health and safety, and fire protection standards.
PRIMARY RESPONSIBILITIES
Installation & Troubleshooting
Address demand service requests related to BAS/Control issues, diagnosing and resolving problems. Collaborate with building operators and site managers to identify operational efficiencies and energy savings. Enhance facility uptime and maintain asset integrity for the assigned location. Propose and implement approved modifications to BAS systems, potentially working with external contractors for programming tasks. Conduct commissioning inspections to ensure smooth transitions from installation to ongoing operations.Maintenance
Perform monitoring, inspection, preventive, corrective, and demand service maintenance on building automation and control systems (both hardware and software), as well as energy management systems, to ensure optimal facility performance and cost efficiency. Ensure the HVAC control strategy is both stable and efficient. Work with vendors to enhance the graphic user interface for quick and accurate diagnostics. Maintain, troubleshoot, repair, and optimize building automation systems and equipment, including security, surveillance, and fire alarm systems. Oversee the implementation of the BAS preventive maintenance program, ensuring deficiencies are documented and escalated appropriately. Manage backups and maintenance of both physical and virtual server platforms. Track and report the status of maintenance and repair work within the work order management system. Conduct facility walkthroughs and monitor the BAS interface to optimize operations. Assist in implementing the overall electrical/mechanical/fire protection preventive maintenance program. Adhere to established processes and practices in all work performed. Comply with all internal and external regulations, including environmental, health and safety, and fire protection standards.Client Relations
Provide insights regarding the condition of facility automation equipment and systems, offering suggestions for improvements and repairs. Contribute to enhancing tenant and customer satisfaction through quality service delivery.Administrative Duties
Document resolution data within the service maintenance management database, ensuring quality and compliance with contract requirements. Monitor and report on the status of maintenance and repair work within the service maintenance management database. Initiate documentation for formal approval of necessary work. Participate in facility-related projects as needed. Maintain all assigned tools and coordinate repairs or replacements as necessary. Submit all expenditures promptly. Perform other duties as assigned.REQUIRED KNOWLEDGE & SKILLS
A College or University Degree/Diploma/Certification in HVAC, Controls, or Building Operations is preferred. A minimum of 5 years of experience in designing, installing, programming, and/or maintaining automated control and energy management systems. Proficient in computer systems, networks, and internet protocols. Familiarity with integration concepts and platforms, such as BACnet systems. Operational experience in fault detection platforms is an asset. Strong understanding of optimization and energy management strategies for BAS systems. Ability to adhere to and execute processes and practices related to facility operations and maintenance effectively. Current knowledge of fire, life, safety, and building codes and standards is desirable. A strong commitment to environmental, health, and safety practices. Excellent client-service orientation with a high sense of urgency. Effective communication skills for data exchange and clarification. Mentoring skills to support the development of junior technicians. Willingness to wear Personal Protective Equipment as required. Availability for on-call/standby and emergency callouts as needed.
