We are seeking a Senior Project Architect with a minimum of 10 years of experience to oversee and manage large-scale residential developments, guiding them from Design Development through to Construction Documentation. This is a full-time, in-office role, offering a competitive salary range of $90-120k annually, complemented by two weeks of paid vacation, a comprehensive benefits package, and an optional RRSP program. The ideal candidate will exhibit exceptional technical skills, proficiency in Revit, a deep understanding of development processes and application approvals, and a strong aptitude for coordinating client and consultant meetings while mentoring team members.

KEY RESPONSIBILITIES:

  • Act as a professional representative of Kirkor with clients and consultants.
  • Evaluate feedback and directives from Municipal Planning Authorities (MPAs) and assess their implications on the project and timelines.
  • Coordinate the creation and execution of necessary drawings and documents in response to MPAs' feedback.
  • Utilize your experience to identify key planning and development challenges early in the project that may affect design schedules, cost efficiency, and constructability, and communicate these concerns to Partners and Clients.
  • Oversee the preparation of project drawings during the Design Development phase.
  • Manage the preparation and coordination of project documentation for Design Development, Building Permits, Sequential Tenders, Construction, and review site revisions as necessary.
  • Facilitate project meetings with consultant teams to ensure a cohesive and informed approach before the client.
  • Monitor the progress and timing of resolutions from Kirkor and Consultant teams.
  • Maintain a comprehensive understanding of evolving construction technologies, materials, and liabilities.
  • Initiate early phases of Construction Administration, including initial site meetings, field reviews, and necessary drawing revisions.
  • Supervise the review of construction shop drawings for significant building components.
  • Understand the inherent responsibilities and liabilities of a Professional Architect.
QUALIFICATIONS:
  • Preferred candidate should be a licensed Architect in good standing or have the ability to obtain licensure.
  • Minimum of 10 years of experience in high-rise residential, mixed-use developments, and large-scale multi-use projects.
  • Experience with wood construction for mid-rise residential projects is advantageous.
  • Familiarity with the municipal approvals process in Ontario and the Greater Toronto Area (GTA) is essential.
  • Thorough knowledge of the application process and building codes applicable in Ontario.
  • Strong experience leading large, multidisciplinary design and engineering teams through Design Development (DD) and Construction Documentation (CD).
  • Demonstrated experience mentoring junior staff regarding the expectations and processes involved in executing building designs.
  • Comprehensive understanding of Construction Contract Administration (CA), including processing and reviewing shop drawings, issuing additional information, and making drawing revisions, with comfort in participating in site meetings.
  • Exceptional verbal and written communication skills, along with proficiency in Revit or other design software, such as Adobe, Bluebeam, or Dynamo.
  • Proficient in using Zoom and Microsoft Office applications, including Word, Excel, and Outlook for effective email and calendar management.
