Role Overview: The Quality Assurance Project Supervisor is responsible for overseeing the effective operations of a prominent shopping center, including the management of small-scale projects. This role involves directing and coordinating the efforts of staff, as well as liaising with architects, consultants, contractors, and suppliers.
Key Responsibilities:
- Conduct regular feedback sessions through status meetings, objective setting, performance evaluations, coaching, and disciplinary actions, ensuring the development of staff through targeted projects.
- Manage the activities of direct reports to meet departmental objectives in alignment with established policies and procedures.
- Foster a motivating environment through mentoring and professional development initiatives aimed at succession planning.
- Oversee the recruitment, training, and supervision of staff, ensuring compliance with Human Rights standards and providing comprehensive orientation and training.
- Assist in the formulation and execution of annual operating and capital budgets by analyzing historical expenses and projecting future needs.
- Supervise all construction activities performed by external contractors, ensuring adherence to timelines, building codes, and company standards.
- Procure necessary parts and services to maintain operational efficiency, including conducting market research for pricing and quality.
- Prepare detailed reports by compiling relevant data to provide management with accurate information for decision-making.
- Ensure compliance with safety regulations by participating in training and enforcing adherence to legislative requirements.
- Identify specifications and obtain quotes for specialized services or repairs, coordinating with subcontractors to ensure compliance with building codes.
- Collaborate with the Chief Engineer and other Operations Managers to maintain programs related to HVAC and other essential operational aspects.
- Implement security measures to protect company property from theft, fire, and liability claims, ensuring timely reporting of concerns.
Qualifications:
- Strong mechanical aptitude.
- Positive attitude with a willingness to work overtime and respond to emergencies.
- Diploma in Building Environmental Systems from a recognized institution.
- Stationary Engineer 4th Class Certificate, SMA (BOMA), or Building Environmental Systems II.
- A minimum of 5 years of experience in operations management, including at least 2 years in a supervisory role, preferably in a shopping center or mixed-use environment.
- Proficient in computer applications, including Word, Excel, and Building Automation Systems.
