Position Overview
Reporting to the Facility General Manager, the Facilities Maintenance Specialist will address all maintenance requests and execute routine and regulatory maintenance to uphold optimal building performance. This role requires leadership and oversight in operational management, safety, efficiency, and environmental compliance. The ideal candidate will be organized, capable of multitasking, and proficient in problem-solving and workload prioritization. A collaborative spirit, self-motivation, and attention to detail are essential.
Key Responsibilities
- Ensure adherence to all relevant codes and regulations.
- Uphold health, safety, and security protocols on-site, promptly reporting any concerns to mitigate risks.
- Execute all preventative maintenance tasks as scheduled for equipment and systems.
- Collaborate with occupants, contractors, and fellow operators to ensure safe and efficient building operations.
- Maintain familiarity with all building operations, including HVAC, mechanical, electrical, plumbing, and fire alarm systems, while ensuring compliance with applicable codes.
- Conduct inspections and tests on all systems and equipment.
- Perform regular meter readings of major equipment and document any irregularities.
- Assist in testing fire protection systems and conducting fire drills as required.
- Ensure compliance with PPE requirements for contractors and visitors.
- Respond to after-hours emergencies as necessary.
- Address occupant concerns promptly and assist in problem resolution.
- Document services performed in the Computerized Maintenance Management System.
- Troubleshoot and maintain air handlers, VAV boxes, and associated systems.
- Complete assigned tasks with minimal supervision.
- Conduct preventative maintenance checks across all areas and report findings.
- Manage shop and equipment inventory, requesting replacements as needed.
- Oversee mechanical equipment operations and ensure efficient functioning.
- Address client complaints and assign appropriate personnel as necessary.
- Interpret technical drawings and control schematics.
- Maintain a professional appearance while on duty.
- Fulfill additional tasks as directed by the supervisor, including seasonal requirements.
Qualifications
- Authorized to work in Canada;
- High School Diploma or equivalent;
- Experience in mechanical and minor plumbing tasks;
- Knowledge of carpentry, painting, drywall, locksmithing, and automatic door controls is advantageous;
- Minimum of five years of relevant experience in industrial or office settings;
- Familiarity with complex building systems;
- Experience in a healthcare environment is a plus;
- Strong initiative and troubleshooting abilities;
- Proficient in computer systems and maintenance management software;
- Comprehensive knowledge of HVAC and boiler systems;
- Ability to work at heights and in confined spaces;
- Valid G Class driver's license and access to a reliable vehicle;
- Ability to pass a clear background check.
