Position Summary:

The Residential Development Project Manager will be responsible for overseeing all facets of development for designated residential projects, particularly within the Greater Toronto Area. This role will involve managing a variety of development and design-build initiatives, with a strong emphasis on residential projects. The Project Manager will engage in all stages of development, taking a pivotal role in due diligence, site planning, stakeholder engagement, municipal approvals, and the building permit process.

Key Responsibilities:

  • Oversee the planning and development approvals process, which includes preparing, submitting, and managing applications for development approvals while coordinating with various stakeholders as needed.
  • Lead and coordinate site plans and subdivision projects from the initial concept phase through detailed design and construction.
  • Manage the building permit process, including preparation, submission, review, issuance, and inspection when applicable.
  • Source, retain, coordinate, and manage project consulting teams for due diligence initiatives, development applications, building permit applications, and other related tasks.
  • Prepare, review, and monitor project budgets as necessary.
  • Prepare, review, and track project schedules, focusing on approvals and permits.
  • Act as the owner's representative in interactions with regulatory and approvals authorities and other stakeholders throughout the development approvals process.
  • Research and monitor relevant issues such as provincial and municipal policies, precedent projects and approvals, market trends, and development levies, providing updates as necessary.
  • Conduct field inspections, address project concerns, and organize on-site meetings to assess and resolve site issues.
  • Travel as needed for site visits and participate in or present at public and stakeholder meetings.

Qualifications:

  • A minimum of 10 years of experience in the design and management of land development projects.
  • A Bachelor’s degree in Civil Engineering or equivalent development experience with a focus on servicing and construction, complemented by a planning background (M. Eng. or P.Eng preferred).
  • At least 5 years of industry experience, with substantial municipal approvals experience in the Greater Toronto Area and surrounding regions.
  • A comprehensive understanding of municipal approvals processes, including Official Plan Amendments, Zoning Amendments, Committee of Adjustment, Draft Plan of Subdivision, and Part Lot Control.
  • Strong knowledge of the regulatory framework governing planning and development in Ontario.
  • Ability to work independently while maintaining open communication with the leadership team and key partners.
  • Exceptional project management skills, including the ability to create and manage schedules and budgets, as well as oversee consultant teams.
  • A thorough understanding of the Land Use Approval process and its associated roles.
